Serpentine condos snake along the coast

Along the coastline, luxury condos abound. Sue “Pinky” Benson, Realtor with RE/MAX Affinity Plus who’s been in business for over a decade, says, “Park Shore was one of the very first Florida Planned Unit Developments. The condos were built in a serpentine shape so that no unit’s view gets blocked by others. There are even small parks between the developments that cannot be built on to further ensure views of the Gulf don't get obstructed.” To the east of Venetian Bay and Inner Doctors Bay are the area’s lavish estates. Ornamental lawns containing towering palms and dwarf palmettos complement the lush streetscapes. Some homes are highlighted by tile roofs and rounded archways — influences borrowed from Spanish and Mediterranean architecture. Ranch-style and modern, geometric homes are also common and feature stone and stucco finishes. Estates and condos alike typically cost above $1 million and can reach up to $15 million, but the average price for a property in Park Shore is roughly $2 million.

Boaters, beaches and bountiful parks

Being a waterfront community means that outdoor recreation is diverse. Boaters are well accommodated with nearby bays and boat clubs, and residents generally have access to private docks and boat slips. As well, what would a waterfront community be without its beach access points? Park Shore Beach Park is a private beach recently refurbished after Hurricane Ian. The beach features lush vegetation, rock sculptures, sprawling white sand and the clear waters of the Gulf. The beach and its private parking and restrooms are only accessible to neighborhood residents with a valid pass. To the north of the area are Seagate Beach Club and North Gulfshore Beach Access, which have similar beachfronts, but any Naples local can park for free. Park Shore also has a few small city parks for families. Young children can get some fresh air after school at Sea Gate Park, which is tucked away next to Sea Gate Elementary. The park has a small playground, an expansive multi-use field and a pair of tennis courts.

Top schools in Collier County serve Park Shore

The community is home to Sea Gate Elementary School, a National Blue Ribbon School and the second-best public elementary school in Collier County. Older students can attend Gulfview Middle School, the third-best public middle school in Collier County, followed by Naples High School. Naples High is the fifth-best public high school in Collier County and has a variety of academies, including the Academies of Biomedical Sciences, Engineering, Information Technology and Teaching. Benson shares that her children attended both Gulfview Middle and Naples High, where they received a high-quality education and led very active school lives. All three schools have an A rating on Niche.

Shopping in the Village

Benson says, “Park Shore is a great area for anyone looking for activities. Venetian Village, in particular, has very popular upscale restaurants and tons of amenities.” The Village Shops at Venetian Bay offer waterfront views of the bay as a backdrop to over 45 boutique shops and restaurants. Unsurprisingly, most restaurants specialize in seafood. Some top eateries in the area include The Village Pub, T-Michaels Steak & Lobster and Bayside Seafood Grill & Bar. For residents who live more inland in the neighborhood, there are many shopping plazas along Tamiami Trail, like Liberty Plaza, Neapolitan Way Shopping Center and Park Shore Plaza. Park Shore Plaza has one of the area’s local grocers, The Fresh Market, as well as many brand-name retail shops, such as HomeGoods, Burlington and Big Lots. The neighborhood is also directly south of Waterside Shops, a high-end shopping mall featuring over 60 upscale stores and food outlets landscaped with plants and an indoor waterfall.

How Park Shore locals get around

Park Shore sits 7 miles from the municipal Naples Airport and about 6 miles from the downtown enclaves. Tamiami Trail North, also known as U.S. State Route 41, is the closest major thoroughfare to the area. Collier Area Transit bus stops run along 41 for commuters.
