If you purchase real estate, you are automatically a member of two of them," says Broker Associate Shannon Lefevre, who sells homes in the area with John R. Wood Properties. "Bay Colony, the most exclusive neighborhood in Pelican Bay, gives you access to all three." Lefevre, who has lived in Pelican Bay since 2006, says that many of the area's homebuyers are recent empty nesters who want a full-time or part-time residence that their children and grandchildren will enjoy visiting for years to come. But the community's highly rated schools also attract young families. "Pelican Bay just appeals to such a wide range of people," Lefevre says. "I always get so many requests to show houses in Pelican Bay regardless of the Naples' real estate trends."

Three-bedroom early-2000s condos sell for between $1.1 million and $2.2 million. Homebuyers can purchase three-bedroom Mediterranean-style 1980s homes for between $3.4 million and $4.6 million. Newly built five-bedroom stucco-exterior lakefront homes sell for between $7.5 million and $13 million. High-rise three-bedroom condos overlooking the gulf sell for between $5.5 million and $14 million. Lefevre says Pelican Bay fares well in instances of extreme weather. "After Hurricane Ian in 2022, many of the houses were flooded in similarly priced communities like Park Shore, but I don't think any single-family houses in Pelican Bay ended up under water," Lefevre says.

Local children can attend Sea Gate Elementary, which has a 13-to-1 student-teacher ratio. Pine Ridge Middle School students are 74% proficient in math and 70% proficient in reading.
