Situated north across the Cumberland River, the Bordeaux Area is surrounded by rolling hills and lush green spaces. This tight-knit community offers a suburban lifestyle that’s still close to downtown. “The Bordeaux Area is one of the few places in Nashville that still has affordable housing options,” says Steven Russell, Realtor with Reliant Realty Era Powered, who has been in the industry for 19 years. “It’s only 10 minutes from downtown and offers not only modest 1950s homes but also has seen a lot of interest from developers with new builds popping up,” Russell says. Bordeaux has long been home to independent and family-owned businesses, restaurants and churches. In the wake of this new interest, the community has engaged residents in the Bordeaux Initiative, a revitalization effort by Rebuilding Together to preserve affordable homeownership and revitalize community spaces.

The Bordeaux Area is lined with streets that spread into cul-de-sacs and display a mix of traditional, Split-Level and ranch-style homes. Other streets consist entirely of contemporary new builds. In contrast, CityBluffs, a new mixed-use development featuring condominiums and rental units, features sleek architecture and rooftops where residents can enjoy views of the Nashville area. The median price for a single-family home hovers around $524,500, boasting median lot sizes of just under a quarter of an acre. Modern condominium prices sell in the $500,000s, while townhouses can go from the $500,000s to the $700,000s. Single-family homes vary significantly in price, ranging from the mid $300,000s for a 1930s two-bedroom bungalow to the upper $800,000s for a three-bedroom, modern build with stone accents.
Parks
Hartman Regional Park borders the community while offering quiet afternoon escapes on its walking trails along Whites Creek. It also features a playground, a community center and tennis courts. Just over the Cumberland River, Ted Rhodes Fields is a massive piece of land that lends Nashville a healthy dose of nature, boasting tennis courts and fields for soccer and cricket. Ted Rhodes Golf Course, part of the park, features a public 18-hole course and a driving range. The Blue Cross Healthy Place, a fully renovated sports facility, allows visitors to enjoy the area’s lush greenery. The fully equipped playground will keep children entertained, and the Northwest Family YMCA features state-of-the-art exercise equipment. Inside, you’ll find an indoor playground and kiddie pool.
Shopping and Dining
The Bordeaux Area offers several national brands and local restaurants for a bite. Funkie Foot Hot Chicken is a popular hole-in-the-wall-style joint serving soul food and slow-cooked barbecue. For the neighborhood’s spiciest fried chicken dishes, check out 400 Degrees, a well-known food truck. Locals can also head across the river for a night out at Bringles Smoking Oasis, known for their barbecue, or Frothy Monkey for a gourmet coffee. Locally owned Bordeaux Food sits along Clarksville Pike, while the nearest Kroger is in neighboring Haynes Park.
Events
The community’s biggest draw may be its proximity to the rest of Music City. With Downtown Nashville and Nissan Stadium nearby, major events, such as NFL football games and live performances, are within easy reach. The Jefferson Street Jazz & Blues Festival is another crowd favorite. Founded in 1994, Jefferson Street is filled with crowds, live performances and dancing every July.
