On Tuesday evenings in Breeze Hill, residents walk their dogs to the 12 South Farmers’ Market to fill their bags with fresh tomatoes, locally sourced honey and chicken eggs in various shades of white, beige and blue. Downtown Music City is just over 4 miles — or 20 minutes — north along 12th Avenue, a famous commercial thoroughfare home to the “I Believe In Nashville” mural and popular with bachelorette parties. Erin Simpson, a Nashville-area local and real estate agent with PARKS, says it’s common to see guitarists with open cases playing outside boutiques and brunch stops. Tourists and narrow roadways mean 12th Avenue traffic can get heavy, and, according to Simpson, 8th Avenue — found on the other side of Breeze Hill — is typically less congested. Here, fast food chains like Chick-fil-A and McDonald’s sit down the street from one-of-a-kind finds like Sinema, an upscale restaurant housed in the old Melrose Theater. According to Diana Brooks, a Licensed Realtor with Reliant Realty ERA Powered, “Breeze Hill is a mixture of old and new. In the Nashville area period, there are several areas where if the yard is big enough they might tear down a house and build two on it.”

World War II Tudors and 2010s-era subdivisions

Breeze Hill’s residential streets are lined with a mix of historic and contemporary architecture; on Clayton Avenue, for instance, prospective buyers will find Tudor-inspired homes, modest bungalows, classic cottages and Colonials built in the 1930s and ‘40s. Prices can fall anywhere between $1 million and $2 million, and many have undergone extensive renovations to bring them into the 21st Century. Lot sizes are generous, between a quarter and half an acre, and walking down the quiet streets means spotting front yard lending libraries and kids riding their bicycles. In 2010s-era subdivisions like Gale Park, meanwhile, most detached single-family homes fall between $550,000 and $650,000 and lot sizes are compact with less space.

An IB curriculum and PTO fundraisers at J.T. Moore Middle School

Breeze Hill students start their public school journeys at Waverly-Belmont Elementary School, which earned a B-plus grade from the educational review site, Niche. Next is J.T. Moore Middle School, an IB (International Baccalaureate) school where the PTO hosts annual fundraisers like MoTown; parents sing karaoke on the EXIT/IN stage, a venue that’s hosted the likes of Jimmy Buffet and Johnny Cash. Hillsboro High, also an IB school, has sent several musical theater students to compete in the Jimmy Awards in New York City, and both J.T. Moore Middle and Hillsboro High earned Bs from Niche. Nearby, private universities like Vanderbilt and Belmont advertise a regular calendar of lectures, recitals and art exhibitions open to the larger Nashville community.

Burgers and boots along 12th Avenue and 8th Avenue

One of Breeze Hill’s main appeals is its proximity to commercial thoroughfares like 12th Avenue and 8th Avenue. For those living in the western portion of the neighborhood, 12 South staples like Frothy Monkey are less than a mile away. Here, Happy Hour is Monday through Friday from 3 p.m. to 6 p.m., and “Wine Down Wednesdays” mean deals on charcuterie boards and drink pairings. Nearby, Planet Cowboy specializes in leather boots, hats and old-school silver jewelry best worn on Honky Tonk Highway, a section of Broadway where most venues advertise some kind of line or square dancing night. Simpson also mentions 12 South Taproom & Grill, which has an impressive selection of local drafts and burgers with add-ons like salsa verde and bleu cheese. A few blocks east on 8th Avenue try dishes like wild mushroom gnocchi and honey hoisin short ribs in Sinema, a converted theater that once played black and white movies in the ‘40s. Most residents do their grocery shopping at Kroger, also found along 8th.

Vendors in Sevier Park, Grateful Dead tributes and marathons with music

Drew Shannon, an Affiliate Broker with Compass and 12 South local, calls the Sevier Park Farmers’ Market “a party every Tuesday night.” There’s also the Touch of Brews Festival in September, a relatively new addition to the community that’s free for kids under 10. Here, listen to a Grateful Dead tribute band while browsing different food truck selections, beer in hand. Across the neighborhood, locals meet up year-round to play pool or shuffleboard at the Melrose Billiard Parlor, a dimly-lit 8th Avenue staple since the 1940s. Plan ahead for road closures during the Rock ‘N’ Roll Running Series at the end of April, where runners can opt to participate in a full marathon, half or 5K. Notably, the course is lined with stages, and local bands provide a steady soundtrack for athletes.

Indoor courts, Nashville greenways and historic trees

Breeze Hill doesn’t have its own parks or recreation centers, but residents can make the short trip to the Sevier Park Community Center to use their gym equipment and indoor basketball court. Outside, find tennis courts and a small playground. In Gale Lane Community Park, explore the Four-Forty Greenway, which belongs to Nashville’s more extensive Central Greenway System. The city plans to expand trails in the coming years, allowing cyclists and walkers safe passage between different Music City neighborhoods. To the south of Interstate 440, the so-called “Witness Tree” still stands tall in the Battle of Nashville Monument Park, where Union and Confederate troops fought over the span of two days in 1864.

Access to Interstates 440, 65 and 40

I-440 borders Breeze Hill to the south, in turn connecting to I-65 and I-40. Drivers can use the latter to reach Nashville International Airport, where nearly 20 different airlines fly to dozens of destinations, from London to Winnipeg. WeGo public buses run up 8th and 12th Avenues, past The Gulch, to reach Downtown attractions like the National Museum of African American Music and Ascend Amphitheater. “The city is actually looking into upgrading the public transit system as it gets more popular — more crowded,” says Brooks. Nashville-area hospitals include Ascension Saint Thomas Hospital West and Ascension Saint Thomas Hospital Midtown, which also serve as major employers in the city.
