West Nashville neighborhood poised to be ‘it place’ soon
Many are spotting new possibilities in this west Nashville neighborhood that continues to emanate some strong traditional character. College Heights/Clifton is among the parts of the Music City that boasts pockets of classic single-family lots with cozy houses that can be over a century old. But builders are starting to throw in some modern contemporary projects into the mix, particularly ones tailored to the vacationing crowd. “It’s got a major university, TSU, so a lot of new buildings are going right there. There’s a lot of dirt moving, and it’s going to be the ‘It place’ in a few years,” says Kaelin Evans, a Realtor with simpliHOM, whose office is in the area. “It’s one of the up and coming areas of Nashville.” Evans adds that the neighborhood has garnered interest because it’s among the remaining places in the city with available and desirable land. She says it’s also among the largely residential city neighborhoods not too far from downtown. Residents are within reasonable walking distance from Tennessee State University, a historically Black land-grant institution that borders the neighborhood to the north. College Heights/Clifton is surrounded by other communities where trendy establishments like breweries, cafes and boutiques have taken up residence in repurposed industrial facilities and modern low-rise buildings with a mix of apartments or condos on the upper floors.
New contemporaries joining established ranch-style houses and bungalows
Much of the houses in the neighborhood line hilly streets and occupy raised lots, which include some sloping yards enclosed by stone retaining walls. The older homes in the neighborhood consist of many brick ranch-style houses that date back to the 1960s and a few even older bungalows. There are also some mid-century houses and other structures with distinct traits like mansard roofing. The contemporaries largely consist of multistory houses with smooth and painted wood exteriors and customized roofing. “The thing about the area is everybody wants land to build something new. It’s really hard to get in that area for under $500,000,” Evans says. The homes built just within the past few years can run between the lower $600,000s and upper $800,000s. There are also some contemporary builds marketed as opportunities to own short-term rentals. Those structures can run between $780,000 and $850,000. On the other hand, the 20th century houses can go from just over $200,000s for a 1920s bungalow to $500,000 for a larger 1960s mid-century.

Craft beverage tastings and Asian fusion at A-ROI
Fans of craft libations don’t need to travel far for tastings. The Fat Bottom Brewing Company and the Pennington Distilling Co. in the neighboring The Nations are both a short distance west of College Heights/Clifton. The front of the Pennington building is shaped like a half-barrel. Once inside, patrons can mingle in a warehouse space with shelves full of wooden barrels and even go on tours of the distillery. Clifton Avenue, which cuts through College Heights/Clifton, leads to some modern and mixed-use multi-story buildings just east of the neighborhood. Sushi can be ordered at A-ROI By Smiley Thai, which serves Asian fusion cuisine in an upscale space. The restaurant is a short walk from Retrograde Coffee, where patrons can pair their beverage with a bagel sandwich with toppings like pink onions, sliced cucumbers and smoked salmon. At night, Retrograde invites guests to enjoy wines and cocktails at its bar. Both Publix and Trader Joe’s are a few miles south of the neighborhood.

Relaxing Boyd Park walks and more activities at Hadley Park Community Center
The neighborhood has a green space in Boyd Park, which lies right along the community’s western bounds. The Boyd Park Greenway, which is part of the regional Cumberland River Greenway, gives joggers and strollers a nearly 1-mile path. To the south, many enjoy scaling the structures at Climb Nashville West. The Hadley Park Community Center right next to TSU offers a multitude of amenities for all ages. Its visitors can go for laps in the pool, do some sets in the fitness center or simply use the computer lab. A little farther north, and right along the Cumberland River, is the 18-hole Ted Rhodes Golf Course. In addition to scenic nature views, players might even spot turtles, muskrats and beavers in the distance. College Heights/Clifton also sits less than 2 miles north of Centennial Park, one of Nashville’s top urban green spaces. The more than 130-acre is home to attractions like The Parthenon, an art museum inside a building modeled and named after the famous ancient Greek temples in Athens.
McKissack Middle School in College Heights/Clifton offers project-based learning.
Moses McKissack’s community involvement
Younger students can attend Cockrill Elementary School, which received a C grade from ratings site Niche. They then attend Moses McKissack Middle School. Moses McKissack, which received a C-minus rating from Niche, houses a specialized Community Achieves program that encourages engagement with other groups in the community. Parents, for example, can access activities like ACT preparation. The school’s students can also obtain early high school credits in the subjects of integrated math, physical science and Spanish. Students here complete their secondary education at Pearl-Cohn High School, which received a C-minus rating from Niche. Pearl-Cohn is a magnet school and part of the district’s Academies of Nashville college and career prep program. TSU is less than a half-mile north of the heart of College Heights/Clifton.

Having fun in neighboring The Nations and TSU athletic events
The proximity to The Nations means many in College Heights/Clifton are close to its neighbor’s annual Light the Nations festival, an event visited by many food trucks and featuring performances like music. Residents are also close to both TSU football and basketball games. Both TSU’s men and women’s basketball teams play their home games at the Gentry Complex just north of the neighborhood. The university’s football team split their home games between Nissan Stadium near downtown and Hale Stadium, which is a short walk south of the Gentry Complex.
I-40 commute to west Nashville suburbs
Downtown Nashville is a roughly 3-mile drive east from College Heights/Clifton. Interstate 40 runs right along the neighborhood’s southern bounds, providing a commuter route to several west and southwest Nashville communities and suburbs. The interstate also runs to the Nashville International Airport, which is about a 10-mile drive east of College Heights/Clifton. WeGo Public Transit buses that run through the neighborhood provide alternative transportation for some. The neighborhood is a short distance west of both Nashville General Hospital and the TriStar Centennial Medical Center.
