Established neighborhood for growing families northwest of Nashville
A little over seven miles from downtown Nashville lies the small neighborhood of Haynes Estates. “The area is a hidden gem,” says Tony Tate, developer and Realtor with EXIT Master Realty. “Nashville is a growing city, the community is yet growing.” But while many neighborhoods have new homes being built, Haynes Estates has stayed the same. The homes were built in the 1970s, which can still be seen from the fact that some residents have lived in the area for forty years. “The area is definitely family-oriented,” says Tate. “There are long-time neighbors who have raised their families here.” With no sidewalks or fences, smaller roads and no new homes in the area, Haynes Estates can help residents feel like they’ve been living in the neighborhood for forty years.
1970s ranch and split-levels on a hill
The neighborhood was primarily built up in the 1970s with ranch, ranch-styles and some split-level's with brick and vinyl-siding homes throughout. Parts of the neighborhood are defined by the steep roads and driveways overlooking Whites Creek, but the rest of the neighborhood is more level. Both ranch and ranch-style homes can sell for around $227,000 to about $430,000. Most split-levels have three bedrooms and one-to-two bathrooms and sell for $260,000 to $400,500 depending on any upgrades done and how many bedrooms there are. With a median price of $342,450, some homes have single-car garages or carports.
Kroger’s to the south and downtown dining
There are two Kroger’s to the south of the neighborhood, one is a little less than two miles away while the other is eight miles away closer to downtown. There is also a Save A Lot that sells groceries about three and a half miles south. A Dollar General is about two and a half miles, while Walmart Supercenter is seven miles to the west. For dining, residents can enjoy Lockeland Table for wood-fired pizzas or steaks about nine miles away in downtown Nashville. Lockeland Table strongly recommends making a reservation.
Nashville country museums and farmers markets
With the neighborhood being primarily residential, residents can go downtown to experience some of what makes Nashville famous such as The Country Music Hall of Fame and Museum. The museum just opened the Taylor Swift Learning Center, is almost eight miles away and is open every day from 9 a.m. to 5 p.m., while the Nashville Farmers’ Market is a little over six miles away and features a covered space for local businesses to sell fresh produce throughout the year.
Small classroom sizes in northwestern Nashville
Children in the neighborhood attend Cumberland Elementary School, beginning in kindergarten through 5th grade. The school has a 13-to-1 student to teacher ratio, and some years will have lunch free for all students. Students may then attend Haynes Middle School from 6th through 8th grade. The school has a 15-to-1 student to teacher ratio. Whites Creek High School offers Advanced Placement classes and has a student-teacher ratio of 17-to-1. All three schools receive a C-minus from Niche.
Regional recreation center with indoor pool
To the south of the neighborhood, the Hartman Park Regional Recreation Center not only has outdoor playgrounds, tennis courts, basketball courts and an entrance to the Whites Creek Greenway Trailhead, the center also contains an indoor pool, fitness center and gymnasium. The Trailhead contains three loops, with one trail reaching two and a half miles.
Public transportation through the neighborhood and construction on the highway
Nashville’s WeGo public transit Route 14 runs through the neighborhood, while Route 22B goes along the west edge of the neighborhood. For a full calendar month, tickets cost $65.00 that residents can purchase as a reloadable card or a smartphone app. For a single ride, a ticket costs two dollars in exact change only. U.S. Route 41 is in the middle of construction, turning the two-lanes into a four-lane highway. The closest airport is the Nashville International Airport, almost twenty miles away on the opposite side of Nashville.
Important to Know
While Tennessee is generally not considered part of Tornado Alley, the area has been hit by tornadoes in the past. Tornadoes rarely occur in the area, but when they do, “it’s always a surprise, and it’s always a tragedy,” says Tate. Haynes Estates was not hit by the recent 2020 tornadoes which devastated parts of Nashville five miles south.
