Large Nashville suburb brewing with new activities
Nashville’s large suburb of Madison has turned into the land of new opportunities. Crowds regularly flock to an old K-Mart building off Briley Parkway to play in a retro-style bowling alley and attend a weekly lineup of live music shows. And craft beer fans haven’t had to travel far since one of Nashville’s largest breweries relocated here and put a taproom and beer garden right by the Cumberland River. “I think Madison is a really strong, up and coming area,” says Robert Drimmer, an agent with Compass Tennessee LLC, who’s made a few sales in Madison. “It has some great communities, very diverse. It has great starter homes, close proximity to downtown and funky, cool restaurants, bars and breweries popping up. Things of that sort.” Rounding out this community are spacious neighborhoods like Neely’s Bend, which offers a rare expanse of rural land amid a sprawling urban environment. “Certain parts of it are only a seven minutes from downtown Nashville, and many of the homes sit on acre-plus lots, so that’s a huge draw,” says Brian Copeland, an agent with nashvilleandbeyond.com, who lives in Madison. “You can be on the Gallatin Pike and into the heart of East Nashville in a matter of minutes. The proximity of it is one of the biggest sale pieces.”
Burgers at Eastside Bowl and diverse cuisine on Gallatin Pike
Located inside a refurbished K-Mart, Eastside Bowl is a retro-style venue with decor like neon lights running over the lane dividers. Bowlers can snack on baskets of onion rings or order a 1/4 pound all beef hotdog. Eastside Bowl also has a full bar called The Lounge, which exudes 1970s themes with its colorful carpeting and furnishings. More dining options are being added, with Nashville institution Shotgun Willie’s moving to a building across the parking lot from Eastside Bowl. Shotgun Willie’s is a favorite for its Texas-style barbecue brisket. The Yazoo Brewing Company’s large yellow and brown warehouse sits on roughly 6 acres by the Cumberland River. The brewery hosts tours, sells merchandise on its site and has an outdoor beer garden with hanging lights. While the RiverGate Mall is being eyed for redevelopment, the area around it has drawn new businesses like a BJ’s Wholesale Club. Many dining institutions also exist along Gallatin Pike. Bailey & Cato is a staple for soul food, while Tacos y Mariscos Lindo Mexico is popular for its authentic tacos. The Mexican eatery is easy to spot with its colorful Day of the Dead themed exterior. Down the street, McGaugh’s Donuts has long been a stopping point for early risers.
Midtown Coffee is a quiet place to work or read in the Madison neighborhood.

Ranch-styles on spacious lots
Spacious lots spanning over an acre are common on both the northern end of Madison and in its distinct Neely’s Bend neighborhood to the south. Ranch-style houses spread out across gently rolling hills in the Shepherds Hills area, where roads with no sidewalks pass by deer crossing signs. Toward the heart of Madison, cottages with ranch-style and Cape Cod features sit on smaller lots and share streets with groups of narrow contemporary style houses. A few homes exhibit mansard roofs, which are not a typical architectural trait in the Nashville area. Price points can run from about $340,000 for a ranch-style house to $415,000 for a Traditional. Many townhouses run between $200,000 and $300,000. In Neely’s Bend, larger houses on multi-acre lots can run between $550,000 to over $1 million. “That’s your gamut. And even for a luxury market, that’s very affordable, and you’re going to be right on the Cumberland River,” Copeland says, referring to one stately property that’s over $1 million.

Madison Community Center amenities and scenic recreation at Peeler Park
Located near the heart of the community, the green space anchored by the Madison Park Community Center provides several amenities. Young basketball players can work on their shots on the court, while the playground has fun and challenging equipment for children. The community has more facilities, including a gym with weight machines and a basketball court with multiple goals. On the southern end of Neely’s Bend, joggers and strollers take to Peeler Park’s 2-mile greenway that runs along the Cumberland. Along the way, they might spot one of the remote-controlled planes at the nearby Park’s RC Airfield. Horseback riders can also go on its miles of unpaved trails. One of the other additions to the refurbished K-Mart was a TruFit Athletic Clubs.
Madison is only 8 miles north of downtown Nashville and has a population of about 40,000.
Yazoo has a large patio that overlooks the Cumberland River.

Home to highly rated and private Goodpasture Christian School
Younger students in Madison can start at Amqui Elementary School, which received a C-minus from ratings site Niche. They can then go on to Madison Middle School and Maplewood Comprehensive High School, which both received C-minus grades from Niche. Maplewood is among the schools that houses several specialized programs under the district’s Academies of Nashville college and career prep model. Madison is also home to the highly rated Goodpasture Christian School, which received an A-minus from Niche. Goodpasture, which serves students from prekindergarten to 12th grade, is ranked by Niche as among the top 25 best private kindergarten through 12th grade schools in the entire state. Goodpasture is both academically and athletically robust, boasting a perfect college acceptance rate and dozens of state championships in sports.
Madison Campus Elementary School is a private school located in Northeast Nashville.
Madison Middle Prep is a grade 5-8 school that serves the residents of Northeast Nashville.

Live music each week at Eastside Bowl
Each week, Eastside Bowl hosts live music acts on its two stages. The performers range from small indie artists to nationally and internationally acts. Ellington Parkway commute to downtown Nashville
Commuters in Madison can reach downtown Nashville by taking the Ellington Parkway. Downtown Nashville sits about 9 miles south of Madison. For alternative transportation, several WeGo Public Transit stops exist along thoroughfares like Gallatin Pike. Madison is also about 11 miles directly north of the Nashville International Airport. The TriStar Skyline Medical Center on the western end of the community addresses health care needs.
