Settled by the curve of the Harpeth River are neat rows of homes and a tight-knit community in River Plantation. A planned neighborhood that began construction in the 1970s, it blossomed from a mere 100 properties to over a thousand. It’s nestled in the greater Bellevue area and is just under 15 miles southwest of downtown Nashville. The meticulous design of the neighborhood allows the residents of River Plantation to be close—it’s a peaceful atmosphere amongst the interconnected streets, but it has the convenient location of being close to a wealth of amenities. “My grandma bought one of the first homes there back when it started in the 1970s. It was built in phases, so you’ve got a ton of housing variety,” says Connie Hubbuch Cambron, a Realtor at SimpliHOM with more than a decade of experience in the area. “There’s a huge range of ages living there, too. You’ll see people together at the pub or hanging out on their patios.”

Sidewalks to ranch houses and townhomes
The lines of homes with shared manicured lawns may not portray much variety at first glance, but there are many brick ranch single-family dwellings, Greek Revival townhomes and condos. Unique to the neighborhood, many property entrances face away from the main driving roads while the garages are in back alleys. This allows the houses that don’t sit on the main street to still have green space, as the inward-facing homes share lawns and sidewalks. Just north of the neighborhood, community members can get any errand done, from shopping to a medical check-up at One Bellevue Place, a multi-use complex with retailers, grocery stores, entertainment and private medical practices. “The old Bellevue Mall has recently been revitalized, so everyone goes there,” Cambron says. Whether it's grabbing groceries from Sprouts or catching a movie at AMC Theatres, it’s all right there. Residents order the signature chicken and waffles at PDK Southern Kitchen & Pantry, which also stays stocked with local produce and baked goods. And City Limits Bakery and Café is a Bellevue breakfast staple. For a more local atmosphere, Plantation Pub offers brews and bar food past midnight.

Private schools and brand-new schools
Students living in River Plantation can attend Metro Nashville Public Schools, graded a B-minus on Niche. They can begin at West Meade Elementary School, which receives a B-minus Niche grade, and transition to a 14-1 student-teacher ratio at Bellevue Middle School, which receives a C-plus. James Lawson High School opened in July of 2023 as Nashville’s newest high school and offers students 4 academy pathways. Also in the area is The Ensworth School, an A-plus graded school for kindergarten through twelfth-grade students that Niche also ranks as the No. 2 best private school in all of Nashville.

Fresh air along the Harpeth River
Recreation is conveniently located within the neighborhood, as the Section 6 Clubhouse is a one-stop for residents to have community or private events, swim in the pool and enjoy the rotating food trucks. Locals also make use of the canoe launch into the Harpeth River and the ample greenspace at Bellevue Park. The Harpeth River Greenway is a 6-mile trail that weaves along the west side of River Plantation, offering a scenic and shaded jaunt along the river. Commuting via Interstate 40
A few highly trafficked highways are nearby, including Interstate 40. “If you’re a commuter or just want to be downtown, you can hop right on I-40 and get there in a little more than 10 miles,” Cambron says. There are also several WeGo bus stops on the north side of town along Todd Preis Drive.

The flood that brought the community together
River Plantation may be conveniently situated near plenty of amenities, but the community environment is what really draws people in. “The neighborhood was so impacted by the flood in 2010. It was overwhelming to see how much the neighbors helped each other rebuild, bringing supplies, letting people stay in their own homes. It was truly special,” Cambron explains.
River Plantation residents live close together and help each other out when in need.
