A culinary arts district on the rise
Inside a red brick Victorian mansion on Rutledge Street is Husk, an upscale eatery where ingredients are delivered straight from local farms. It's part of the growing Rutledge Hills Historic and Culinary Arts District, and developers are working to preserve the past while still bringing the city to new heights — literally. "My husband has a shirt that's the Nashville skyline and it's just construction cranes," says Jessica Tammaro of eXp Realty, who grew up about 2 hours outside Nashville and moved back in 2012. In coming years, Rutledge Hill will see the addition of three new skyscrapers, buildings set to house office space, a luxury hotel and residential living. Meanwhile, 19th-century mansions on Rutledge Street will be turned into destination restaurants in the style of Husk. Music City is a blend of red brick and towering glass towers, classic folk and neo-soul; Rutledge Hill is no exception. "I remember back when there were only a couple of buildings," says Ron Hodges, a real estate agent with Compass and Nashvillian since 1996, adding that most locals are excited to watch their city grow.

The menu at Husk changes seasonally depending on available produce, and securing a dining room table on a Friday night can mean making a reservation several weeks in advance. It's consistently ranked among the top restaurants in Nashville — Tammaro recommends the burger, a Husk staple no matter the season. Across the street is a marketplace and event venue known as "The Hill," a newer addition to the neighborhood. Once a souvenir warehouse, the space now houses a circuit of food trucks and art installations. Residents can also drive up 8th Avenue, past other vibrant neighborhoods like The Gulch, to reach Whole Foods on Broadway. Or head north with a reusable grocery to visit the year-round vendors at the Nashville Farmers' Market.

Luxury condominium communities and 1980s-era townhouses
According to Tammaro, prospective buyers will mainly find condos and townhouses. Two-bedroom units in multi-story communities like Muse, for instance, hover in the mid-$700,000s. Three-bedrooms in the CityLights building can fall between $800,000 and upwards of $1 million. Monthly HOA fees sometimes surpass $1,000, but community members often have access to pools, concierge services and dog parks. In the gated community of Academy Square, meanwhile, two-bedroom Colonial-inspired townhouses built in the 1980s start in the low $400,000s. Cars park in private lots out front, and sculpted shrubbery flank front walkways.

Lunchtime music series, sounding rooms and family-friendly theater
Although Nashville is first and foremost known as a country city, music venues represent all genres, from jazz to indie rock. Tammaro highlights 3rd & Lindsley Bar & Grill, which hosts songwriter showcases and a weekly lunchtime music series with free admission. There's also the Listening Room Cafe, advertised as "the best sounding room in Nashville," where Hodges says musicians like to test out their sets before going on tour. Down the street is The Nashville Children's Theater, which has been going strong in Music City for nearly a century. Kids aged 4 through 18 can sign up for drama classes or summer camps, and there's a revolving calendar of family-friendly shows. Less than a mile north of Rutledge Hill, find tourist draws like the Country Music Hall of Fame and large-scale event venues like Ascend Amphitheater, which has hosted the likes of Steely Dan and Lynyrd Skynyrd.

Entertainment and academic magnets in the Metro Nashville Public School district
Students living in Rutledge Hill can attend schools in the Metro Nashville Public School district. There's Jones Elementary, John Early Middle and Pearl Cohn High School, all three of which received C-minus grades from the educational review site, Niche. At Pearl Cohn, an entertainment magnet, students can pursue pathways in audio and visual production. Others apply to attend the A-plus-rated Hume-Fogg High, sometimes called "The Castle." This academic magnet dates back to 1912, making it the first public school in the city. Close to 100% of students go on to attend four-year colleges.

Next to Ascend Amphitheater is Riverfront Park and Nashville Street Workout Park, where outdoor workout equipment is available for public use next to the Cumberland River. Sidewalk stars pay homage to music icons like Loretta Lynn and Johnny Cash in Walk of Fame Park, and the Rolling Mill Hill Greenway is popular with dog walkers. The Fort Negley Visitors Center and Park, once home to a Union stronghold during the Civil War, is also a destination for pet owners. Here, stone ruins still stand in the shadow of Nashville's growing skyline.

Plans to expand public transit in Nashville
According to Tammaro, Rutledge Hill is "right on the bus route." That being said, "most people walk or scooter that live up here." Nashville is looking to expand its public transit options, and some have even advocated for gondola lifts going to and from the international airport, which is less than 6 miles away along Interstate 40. As Tammaro notes, this would cut down on traffic, a near-constant concern in the growing city. Rutledge Hill residents enjoy easy access to medical care at top-rated institutions like Ascension St. Thomas Midtown, which also serves as a major employer in the area, and TriStar Centennial Medical Center.
