A riverfront suburb near Music City

Found at the waterfront of the Cumberland River and bordered by the iconic Grand Ole Opry, Sutherland Heights is a small neighborhood that’s got quick access to a big Nashville personality. It’s only about 11 miles from downtown Music City—less than a 20-minute drive—so getting to the urban core is easy work. Commuters can use the several bus stops to reach major employers downtown with ease, like the Nashville International Airport. However, residents will “definitely hear the airport nearby,” says Josie Keeley, a former 10-year-resident of the Nashville area. “People flock to this area since there’s no income tax. A huge influx of people especially moved here in 2020,” says Keeley. “This has caused home shortages, so if you’re a buyer you have to act fast.” Sutherland Heights is a great landing place for those who want to be close to Nashville-centric fun while enjoying space and privacy that’s harder to come by in more urban areas.

Expansive malls and musical performances

One of the true treasures of this neighborhood—The Grand Ole Opry—has been operating for over 100 years, providing a stage for some of history's most excellent country musicians. Opry holds weekly shows featuring established and developing artists. For shopping, people visit Opry Mills Mall to venture into the 200 stores and the connected stage for musical performances. For a fun night out, people visit Broadway in downtown Nashville, which is home to many clubs and bars. “I always come here for a good time,” says Kellye Potter, a 5th generation Nashvillian and Broker/Owner of Selling Music City Realty. “One of my favorite spots is Big Machine Distillery.”

In the summertime, neighbors surf and splash at Wave Country, a waterpark full of wave-action pools and slides. Two Rivers Golf Course has an 18-hole course for amateur and skilled golfers. Hikers visit Stones River Greenway, which begins in Heartland Park and crosses Stone River into dense woodland filled with diverse wildlife like hawks, owls and deer.

Split-level homes sitting on hills

Sutherland Heights is characterized by the green, sloping Tennessee terrain and maple trees flowering in front yards. Single-family homes are typically ranch styles that range from $350,000 to $500,000. Homebuyers can also find the occasional split-level or Tudor home that is constructed to effortlessly handle hilly grounds and range from $560,000 to $800,000. Houses aren’t packed together tightly—like they are closer to downtown—so neighbors have lots of acreage. Homes tend to stay on the market for 60 days, compared to the U.S. national average of 42.
