According to Realtor Denise Battles, who specializes in the Greater Nashville area, the thoroughfare has seen quite the “glow up” over the last decade. "They took down a ton of old factories, and now you've got some cool shops and restaurants that you can just walk to,” she says. Fellow PARKS Realtor Liz Zipperer, lead of the Liz + Co. Team, echoes her point, adding, “Sylvan Heights is a fabulous example of revitalized commercial buildings mixed with new eateries, homes brimming with character balanced with new construction.” Downtown Nashville is less than 4 miles — about 15 minutes — east of Sylvan Heights past Vanderbilt University and Ascension St.Thomas Hospital, two of Music City’s largest employers.

Century-old bungalows and modern builds on hilly streets
In the words of Battles, "There's a ton of renovation of houses that already exist, and the new modern styles make it seem really hip. It's got really cool city views." She also notes that prospective buyers are attracted to the “huge variety” of price points. Modest raised ranch-styles, bungalows and Cape Cods built between the 1920s and ‘50s start around $400,000 and can sell for upwards of $600,000 depending on renovation status. Townhomes in the southern portion of the neighborhood hover between $500,000 and $550,000, and new construction easily surpasses $1 million. Although the neighborhood’s hilly streets make for challenging runs, they do offer downtown views.

L&L Market and grocery options along Charlotte Avenue
Once a hosiery mill in the 1930s, L&L Market is now the site of over 20 restaurants and upscale retailers. There’s Five Daughters Bakery, a Nashville-area chain that serves up what they call “croissant style donuts,” layered treats in flavors like chocolate sea salt and maple glaze. Culture + Co. is known for its charcuterie and wine pairings, and Savory Spice sells imported seasoning mixes from around the world. Down the street is Common Ground, where menu items include miso caesar and chicken with cauliflower puree. Happy Hour is on weekdays from 2 p.m. to 6 p.m. at Five Points Pizza, where locals can buy New York-style slices or boxes to go, and Zipperer also recommends Otto’s, an auto-shop-turned taqueria and cocktail bar. Make quick grocery runs at Rosie’s Market or continue west along the Charlotte Pike to find large-scale options like Kroger, Aldi and Publix.

Along with Centennial Park, which spans over 130 acres and features a paved walking trail system, a bench dedicated to proud Tennessean Taylor Swift, masterfully maintained sunken gardens and an educational arts center, Sylvan Heights residents are also a short trip away from the (much) smaller Richland Park. Here find a year-round Saturday morning farmers’ market and playground. To the south is the Richland Creek Greenway, part of a more extensive walking and biking trail system in Nashville.
