First developed in the 1970s, Fairfield Habour is a master-planned community surrounded by the old-growth forests of Craven County on one side and the Neuse River and its tributaries on the other. Fairfield Harbour may sit at a comfortable distance from New Bern’s downtown, but this doesn’t mean residents are lacking for social activities or modern amenities. “It’s a gated, resort-style community with a lot of social clubs and groups that you can be a part of, like a bridge club and a yacht club,” says Susanne Pendleton, broker with Coldwell Banker Sea Coast Advantage. “You also have easy access to waterways and a public marina, as well as two marinas that are just for property owners.” Other amenities include pools, a rentable clubhouse and a golf course with a restaurant.

Amenities exclusively for residents
Fairfield Harbour is equipped with several amenities available for residents only, such as racket courts, two pools, a dog park and a clubhouse. Between the public marina, Northwest Creek Marina; two private marinas; and the Blackbeard Sailing Club, the neighborhood offers more than 300 boat slips. “There’s also a fishing dock for people who want to fish but don’t have their own boat and a boat ramp for people who don’t have a boat slip,” Pendleton says. Residents can play 18 holes at the Harbour Pointe Golf Club.

Festive parades
Each Fourth of July, an Independence Day parade marches through Fairfield Harbour. “It’s got everything: people in convertibles, the grand marshal, politicians, bicycles, boats on trailers, people just walking and marching bands,” Pendleton says. And in December, a Christmas parade and a flotilla come by. Live concerts take place at Pelican Park, which Pendleton notes will soon be the site of a new clubhouse.

Restaurants and stores are usually a bit of a drive
Food Lion is the closest grocery store to Fairfield Harbour, located 8 miles north in Bridgeton near a Dollar General, an antique store and the Bridgeton Poultry Market, a local meat market. Sara’s Big Apple is midway between the Food Lion and the neighborhood, serving up pizza, pasta and submarine sandwiches. Within the neighborhood, there’s also one eating option. “There’s a restaurant at the golf course called The Pointe which offers weekly specials, live music at least one night a week, trivia and bingo,” Pendleton says. Many more eateries can be found in New Bern, such as Blackbeard’s Triple Play Restaurant & Bar, which is decorated on the inside to resemble a pirate ship. The restaurant serves up tavern food and invites bands to perform on select nights. Baker’s Kitchen Restaurant & Bakery invites residents to enjoy all-day breakfast and take a slice of carrot cake or a cinnamon roll to go.

Waterfront homes and plenty of undeveloped lots
Fairfield Harbour is a residential oasis several miles away from New Bern, surrounded by mature forests and the Neuse River and its tributaries. Artificial canals have been constructed throughout the neighborhood, giving a great deal of homes waterfront access if they’re not already situated on the Neuse. Much of the neighborhood is low-lying and at a high flood risk. “The neighborhood got flooded pretty bad during Hurricane Florence, and at least 40% of homes had flood damage. Afterwards, contractors were hard to get. So, when you walk through a house you’re looking to buy, you have to make sure it was built correctly, and you should really get a good inspector,” says Kyle Graham, a broker and Realtor with Re/Max who has been selling homes for 24 years. Detached homes tend to follow ranch-style and New Traditional designs, though there are custom builds which incorporate elements from a diversity of styles such as French Country and American Craftsman. Prices range from $225,000 to $500,000, though waterfront homes can get up to around $1 million. Condo units can be found on the south end of the neighborhood, selling for between $100,000 and $225,000, while townhouses go for between $225,000 and $275,000. Undeveloped parcels are available throughout the neighborhood, prices varying based on acreage and proximity to the water and amenities. Fairfield Harbour gets a CAP Index crime score of 1 out of 10 compared to the national average of 4. “It’s a gated community, so they have full-time security,” Graham says.

Comfortably separated from highways and the airport
Fairfield Harbour is out of the way from bustling highways. U.S. Highways 17 and 70 are both about 10 miles away, and so is Coastal Carolina Regional Airport, which offers direct flights to Charlotte, North Carolina; Hartford, Connecticut; and Orlando, Florida. In 2024, Newsweek named CarolinaEast Medical Center as the sixth best hospital in North Carolina. The hospital is particularly notable for their heart center and located 13 miles from the neighborhood.

Bridgeton Elementary earns a B-minus from Niche, while West Craven Middle and West Craven High both receive C-pluses. Bridgeton Elementary is an 11-mile drive from Fairfield Harbour, while the middle and high schools are 25 miles from the neighborhood. West Craven High students can apply to study trades such as carpentry and plumbing at Craven Community College’s Volt Center. Several private schools can be found a shorter distance from Fairfield Harbour such as the Epiphany School of Global Studies, which is 14 miles away in New Bern. This A-minus-rated, kindergarten through 12th grade school was founded by Nicholas and Catherine Sparks and emphasizes college preparation and experiential learning, offering field trips to Washington D.C. and other locations. The school’s curriculum is also informed by Christian teachings.
