Historic, working-class neighborhood with lower price points
Ghent still appeals to buyers for the same reason it did 100 years ago – the Downtown New Bern, its local businesses and its employers are a straight shot east. Working-class residents took a trolley up Spencer Avenue to get into town in the 1920s, and today, locals still can make a similar commute, but on bikes this time around. “What’s nice about Ghent is it’s a bike ride into town. Most of the better restaurants are located over there downtown. Ghent offers historic homes starting from about the 1920s, but at a lower price point than what the New Bern Historic District’s got,” says Drake Bratton, broker with Coldwell Banker Sea Coast Advantage and 40-year-resident of New Bern. However, Gregory Rush, a broker with North Group, adds that it may not stay like this for long: “Ghent’s price point is more on the affordable side, but it’s rising quickly. When something goes on the market, it doesn’t stay for long.”

Vintage homes, and some from the Sears catalog
Taking a stroll down Ghent’s Spencer Avenue, a pedestrian will notice quiet residential streets with occasional cyclists, mature trees and an assortment of historic homes dating to the first half of the 20th century. American Craftsman bungalows and American Four Squares are the most common, with occasional Colonial Revivals. And several of them were bought from a magazine. “Many of the homes are from the Sears, Roebuck and Co. catalog. They had a catalog of floorplans and houses, and they would have all the pieces delivered to your lot. And then, your builder would build it,” Rusch says. And unlike other parts of New Bern, residents have more free range over how they can redesign their homes. “You’ll see some people not using historic materials, so the historic value might not be as high as in other neighborhoods,” Rusch says. But that doesn’t mean locals aren’t caring for their homes. “The properties have always been really well maintained and have done well with appreciation over time. The people that are moving in there are putting money into their houses,” Bratton says. Presently, detached homes start at $200,000 and get up to around $450,000.

Ghent is within walking distance of a popular park and a fantastic body of water
Lawson Creek Park is a popular green space by the Trent River only a short distance from the neighborhood. “You can walk there from Ghent,” Rusch says. “They have concerts there, a new walkway that goes over the marshland and two boat launches.” But for Bratton, one launch in particular stands out. “Lawson Creek has the best boat ramp for our community. There’s plenty of parking, and the ramp has a shallow rise and is very navigable, unlike other ramps where you can’t see the back of the trailer,” he says. Once they’re in the water, boaters and fishermen are in for a treat thanks to the unique placement of the Neuse River. “We have a fantastic estuary. You can be in freshwater, but you only have to go 30 minutes southeast, and you’re in salt water. So, you can catch blue crabs in the morning and trout and bluegills in the evening. It’s boating like nobody else has,” Bratton says. Boaters can dock at local harbors such as the New Bern Grand Marina.
Local eats downtown and chains just down the road
Ghent residents are smack dab between the local businesses and eateries of the New Bern Historic District and the supermarkets, big-box stores and fast-food establishments of Dr. M. L. K. Jr. Boulevard. “Downtown, there are no chains, so each restaurant is owner operated. You can have something that’s casual or fine dining,” Bratton says. Baker’s Kitchen Restaurant & Bakery is where breakfast meets comfort food, with offerings such as French toast and chicken and waffles served all day. And customers can take pastries and other baked goods to go. Residents won’t have trouble finding the Cow Café thanks to its distinctively cow-patterned awnings. This fun and friendly establishment serves up homemade ice cream, sandwiches, salads and various treats, also offering a play area with toys for the kids. For shopping, residents can pick from chains such as Publix, Target and Walmart.

Downtown becomes a giant party for MumFest
Named after the chrysanthemum flower, MumFest is a weekend-long celebration each October where Downtown New Bern’s streets are closed off to make way for vendors and festivities. Performances in the past have concluded historic fife and drum reenactments, an auto and RV show and live concerts.
Well-rated schools and a nearby community college
Brinson Memorial Elementary receives a B from Niche, while Grover C. Fields Middle is B-plus-rated. B-minus-rated New Bern High offers the Advancement Via Individual Determination program, or AVID, which helps students improve their organization and collaboration skills so that they may succeed in college and their careers. The high school is also known for their athletics programs. The football, boys indoor track and other sports teams have won several state championships since 2006. Most houses are within a 4-mile drive of Craven Community College.

US Highway 70 leads to an airport and the coast
Homes are about a mile from US Highway 70. Marine Corps Air Station Cherry Point, a Marine Corps airfield, is 20 miles down the road, and Morehead City is another 17 miles south. The Coastal Carolina Regional Airport is on the other side of the Trent River. American Eagle flies out to Charlotte, while Breeze Airlines offer flights to Hartford, Connecticut and Orlando, Florida. The CarolinaEast Medical Center is within a 2-mile drive of all Ghent homes and a major employer. “It’s an award-winning hospital,” Bratton says, noting that the facility received an A from the Leapfrog Group in Fall 2023 for its safe and high-quality medical care. “New Bern’s not a huge community, but we do have a lot of retirees, and they demand services, so the hospital’s grown well and now has plenty of momentum.”
