Quaint, quiet neighborhood close to downtown New Haven
East of the Quinnipiac River lies Fair Haven Heights, a neighborhood referred to by New Haven residents as “the Heights” for the hill it sits on. It was established in the 18th century and served as an oystering village in its early days. Today, it is primarily residential and contains a mix of modest, cozy homes and stately riverfront properties, and residents appreciate its walkability and proximity to public parks, the river and New Haven’s downtown. “It’s very centrally located. You’re moments away from downtown and you get access to everything that’s there without all the congestion of being in the city,” says Kayla Dayle, a Realtor with Coldwell Banker Realty New Haven who grew up in New Haven.
Colonial Revival, Cape Cod and small bungalows are plentiful
The homes in Fair Haven Heights include grand Victorian Gothics and Colonial Revivals, along with smaller bungalows, foursquares and cozy Cape Cods. Homes farther from the river sit on roomy, grassy lots, with backyards lined with tall trees. Closer to the water, lots are smaller; homes sit snugly, and yards are small or non-existent, but what residents give up in square footage, they get in access to the river. Streets are narrow and quiet, including main thoroughfares, and sidewalks are abundant, which gives residents the ability to walk to parks and restaurants. Prices range from $150,000 for 650 square feet to $490,000 for 2,300 square feet. Those looking for a home with a bit less upkeep can find condos throughout the neighborhood’s northern section, ranging from $130,000 for 1,000 square feet to $260,000 for 1,300 square feet. Regarding crime, Fair Haven Heights scores a six out of 10 on the CAP Index, two points higher than the national average.

For something different, residents head to Fabi’s Restaurant & Coffee Shop for authentic Puerto Rican food, American classics and waterfront dining at Q River Grill, or they find popular fast-food chains like Taco Bell and KFC along Route 80. For shopping, residents pick up home essentials and groceries at Walmart and home DIY supplies at Lowe’s near Quinnipiac Avenue and Route 80, or they head into downtown New Haven for its mix of national retailers, including LL Bean and Urban Outfitters, and locally owned boutiques.
