A mixed-use neighborhood anchored by Sunnyside Park

Sunnyside is a mixed-use neighborhood on the east end of New Hope, a northwest Minneapolis suburb just west of Crystal. "New Hope and Crystal used to be the same city, and many decades ago, the people who lived here decided to split off," says council member Michael Isenberg. "If you ever look at the border, it looks like a game of Tetris because each individual farmer got to decide whether they'd be in New Hope or Crystal." The farmer in Sunnyside chose to be in New Hope, a city that now houses about 20,000 people in a primarily residential community with some shops, restaurants and recreation amenities. Sunnyside is anchored by the 11-acre Sunnyside Park, so many move here to live close to this large open green space. It's also one of New Hope's more walkable neighborhoods, with several restaurants situated along its southern border and a Hy-Vee just across Winnetka Avenue.

Sunnyside real estate and New Hope's scattered site housing program

Sunnyside's housing options include apartments and single-family homes featuring ranch-style and bi-level architecture. Recent sale prices in the neighborhood range from around $200,000 to $450,000. On average, Sunnyside's home value is about $100,000 less than the average for the Minneapolis metro area. Most Sunnyside residents rent, with about 65% of the population renting their homes and 35% owning. Homes in Sunnyside are 400 square-feet smaller than the national average, but they typically have large yards that are well shaded by mature trees. Many streets in Sunnyside do not have sidewalks. The city of New Hope is active in maintaining its neighborhoods, implementing programs that guarantee that each city block is filled with quality housing stock. "The city runs a scattered site housing program," Isenberg says. "The city buys distressed housing, demolishes the house and sells the lot to a developer. There'll be a lot that used to have a $250,000 house that was the worst house on the block, and they'll replace it with a new half-million-dollar house." Isenberg explains that maintaining a quality housing supply raises home values and inspires other homeowners on the block to do the same. "It's like that phrase, a rising tide lifts all boats," he says.

Robbinsdale Area Schools

Students in Sunnyside attend Forest Elementary School, which gets a C-plus rating from Niche, followed by the C-rated Robbinsdale Middle School and C-plus-rated Cooper High School. At Cooper High School, students can take AP courses, enroll in the International Baccalaureate program or take college credit courses in the culinary arts and business fields.

Sunnyside Park and Fred Sims Park

Sunnyside Park is an 11-acre green space central to the neighborhood with a playground, basketball court, ballfields and a disc golf course. In the neighborhood's southeast corner, Fred Sims Park spans nearly 6 acres and has a playground, paved pathways and a sledding hill. Isenberg attests that park maintenance is one of New Hope's strengths. "When I was on the citizens advisory commission, each one of the commissioners was given a park that once a month they had to walk through and check on the conditions of things," he says. "We have a great parks and rec department that does a great job maintaining that stuff."

42nd Avenue and Winnetka Shopping Center

Bordering Sunnyside to the south is 42nd Avenue, which is lined with local restaurants like Pub 42, a bar and grill with a patio, and chains like Dunkin', Jet's Pizza and Sarpino's Pizzeria. Just across Winnetka Avenue parallel to the neighborhood, the Winnetka Shopping Center features additional restaurants and retailers as well as a Hy-Vee for groceries.

Ten miles to Minneapolis

Sunnyside is a somewhat walkable community on the east side of New Hope, 10 miles northwest of Minneapolis. Metro Transit bus stops are in the neighborhood along both Winnetka and 42nd avenues. The Minneapolis-Saint Paul International Airport is 23 miles southeast. "The proximity of New Hope to pretty much anywhere in the Twin Cities is very quick," Isenberg says. "You can get just about anywhere within 20 minutes. It's 25 minutes to the airport and 20 to 25 minutes to the Mall of America. I've worked in the northeast and northwest suburbs, and my commute's never been better."
