Between Bayou St. John and the London Avenue Canal
Fillmore is a small, quiet suburb situated between Bayou St. John and the London Avenue Canal. “I would say it is one of the best suburbs in Orleans Parish,” says David Claus, a broker with Gino Realty and a Fillmore native. “Not only is it comfortable, but it’s also a really good investment. If you look over the past 12 years or so, you’ll see that the value of the area has steadily increased,” Claus says. Located in the greater Gentilly area, which has a B-plus rating on Niche, this neighborhood features modern homes on sizeable lots, highly rated schools and ample outdoor amenities.
Bayou St. John borders Filmore to the west.
New and traditional homes can be found throughout Filmore.

Spanning 1,300 acres, City Park's highlights include two 36-hole golf courses, the New Orleans Botanical Garden, tennis courts, a hiking path and a fishing pier. Within Fillmore, residents spend time at Pratt Park Playground, which features a football post, open green space, a playground, and a free library box. Locals can also visit St. Bernard Recreation Center, which is about 1.5 miles from the neighborhood’s center and features a basketball court for open play.

Fillmore’s eclectic mix of home styles
The homes in Fillmore are an eclectic mix of traditional architectural styles. Ranches are the most common homes, followed by Colonial Revivals and minimal traditional builds, showcasing a mix of French and American influence. Fillmore’s modern homes sit on mid-sized lots, offering more yard space than the adjacent neighborhoods of Mid-City and City Park. Backyard swimming pools are common amongst modern homes, and most houses feature long driveways leading to a detached garage. A two-bedroom in need of some serious TLC can sell for as low as $150,000 while a four-bedroom waterfront property can sell for upwards of $1.4 million. Most homes, however, sell between $300,000 and 650,000.
Colonial Revival style homes can be found when looking to move to Filmore.

Hynes Charter Schools
Along with its opulent homes, Claus says Fillmore's educational opportunities attract many people to the neighborhood. “A lot of families move there because they want to be in the Hynes area,” Claus says. Originally founded in 1952, Edward Hynes Charter Schools serve students from pre-k through 8th grade across three campuses. The school’s Lakeview campus opened its doors in 1952 and continues to serve pre-kindergarten through eighth-grade students. In 2019, Hynes Partnered with the University of New Orleans to build Hynes-UNO, a K through fifth-grade option located in Fillmore. The school’s most recent campus, Hynes Parkview, was built in 2021 in Pontchartrain Park, serving K through eighth-grade students.
Niche has not yet rated the two newer locations, but Hynes Lakeview holds an A-minus rating. High school students in Fillmore attend Benjamin Franklin High School, a public charter institution with an A-plus Niche rating. Interested students can take advantage of the high school’s partnership with the New Orleans Center for Creative Arts (NOCCA), an immersive half-day program that allows students to graduate from both Benjamin Franklin High School and NOCCA.
Edward Hynes Charter School has over 700 students enrolled.

It's New Orleans, so there are going to be issues with crime and safety. As long as you take normal precautions (lock your doors and car, install a security system, don't walk outside at night alone), you should be ok. There are a couple of police officers that live in my immediate area and there is a police and fire station right down the street.

Fillmore is a quiet family friendly neighborhood. But the potholes in this area will have you apologizing to your car. It is close to many restaurant and stores. and there are many schools in the area.
