The “streetcar suburb”
Gentilly Terrace is a primarily residential subdistrict of Gentilly. While it’s situated just east of Dillard, the two neighborhoods are starkly different. Older homes on larger lots, less foot traffic and a broader selection of home sizes and styles are just a few things that separate Gentility Terrace from its neighbor to the west. Founded in 1909 as a "streetcar suburb,” this community is now a hub for multigenerational families, singles, retirees, and anyone else looking for an escape from busy city life.
“It’s awesome because it’s a diverse, mostly residential community,” says Guyon Lewis, a real estate agent with Keller Williams Realty New Orleans. “It has a kind of suburban feel, but you’re still in an urban atmosphere. You’re only maybe 10 to 15 minutes from the [Central Business District] and French Quarter, but it still has a community feel.”
Gentilly Terrace is just minutes away from Lake Pontchartrain.

Major highways and bus routes
Gentilly Terrace is a driver-friendly neighborhood with a low walkability score. Four major bus routes do run through the neighborhood, however, so residents who need them are not entirely out of luck. To get anywhere between Lake Terrace-Oaks and Audubon, residents can hop on bus route 57, while route 55 will take them to Lake Terrace-Oaks, Storyville, and Pontchartrain Park. Routes 62 and 61 are also accessible from Gentilly Terrace, with the latter option moving residents to neighborhoods between the Central Business District and Lake Catherine, and route 62 operating between the Central Business District and Read Boulevard East. Drivers utilize Gentilly Boulevard and US 610 for commutes. Since these are major transportation routes, residents closest to each deal with elevated noise levels.
I-610 makes Gentilly Terrace just minutes from many areas of New Orleans.

Modern, Creole classic homes
No two homes in Gentilly Terrace look the same. There are dozens of architectural styles, most of which include shotguns, cottages and colonial revivals with a touch of Spanish influence. Established streets shade the sidewalks below. Lots are also slightly larger than those in surrounding neighborhoods at about 5,400 square feet. For comparison, Dillard’s median lot size is about 4,800 square feet.
“If you love larger yards, guaranteed off-street parking, and a quieter neighborhood just a couple of miles from the city center, this is the perfect neighborhood for you,” says Katie Witry, an associate broker at Witry Collective who has worked in the neighborhood for 17 years.
Home prices start at $125,000 for a handyman special and climb to $650,000 for a move-in-ready new build. Most houses, however, fall in the $250,000 to $350,000 range. Gentilly Terrace sits on higher ground than surrounding neighborhoods, so it's less prone to flooding.

Public charter schools in Gentilly Terrace
Kids start school at Audubon Gentilly, a pre-k through 5th-grade public charter school that holds a C-minus rating on Niche. As a next step or alternative, students attend Mary Bethune Elementary, a pre-k through 8th-grade option that holds a C-plus rating on Niche. Benjamin Franklin High School, which has an A-plus Niche rating, is often the last stop of primary school for students. The high school, which is about 2 miles north of Gentilly Terrace in Lake Terrace–Oaks, partners with the New Orleans Center for Creative Arts (NOCCA) to offer a dual enrollment program to interested students.

For essentials, Gentilly Terrace residents head to the Walmart on Chef Menteur Highway to stuff their carts. Grocery shopping is made easy at the newly opened Canseco's Filmore Market, offering locals fresh meat and produce. Miltenberger is a small playground in the southwest corner of Gentilly Terrace, offering a place to let kids burn off steam. Gentilly Terrace residents can also head to the Milne Recreation Center to get active. The facility, which is a branch of the NORD Commission, offers ample recreation activities to Gentilly residents, including swimming, sports, art, dance, fitness, music, senior activities, and more. The New Orleans City Park is about 3 miles from Gentilly Terrace, allowing residents access to the 1,300-acre greenspace. Great family oriented neighborhoods. Would love to see more retail name brand stores to shop. Area needs more high end restaurants. Most good schools in the area are Catholic schools.
