Carved from two plantations in 1806, the Lower Garden District is now considered one of New Orleans' most recognizable neighborhoods. Barthelemy Lafon, the neighborhood's originator, was consumed by classical architecture, and his fingerprints remain engraved in its architectural and cultural fibers. Now filled with shops, bars and acclaimed restaurants, the Lower Garden District perfectly encapsulates the very ethos that makes New Orleans so unique. "The Lower Garden District is a very small footprint right on the Mississippi River and on the outside of the interior French Quarter area," says local Realtor Harriett Reynolds of Latter & Blum, who has been selling homes in New Orleans for over 15 years. "People that relocate here a lot of times fall in love with the way it is because there is something to do all the time. Summer, winter, the entire year there's something to do here. It never really slows down."

Historic French and Greek-inspired homes can reach into the millions

New Orleans' classical European influence shines brightly in the Lower Garden District. Double gallery houses with covered front porches dominate the gridded streets while Greek Revival and Italianate architectures also flex their muscles amid the town's live oak trees. Despite their historic appearance, many homes were constructed within the last 20 years, though more historic homes built in the 1800s still stand to this day. Homes often price between $400,000 and $700,000, though it's not uncommon for larger 3,000-square-foot properties to price well north of $1 million.

Parents often send their kids to charter schools

The Lower Garden District is served by the Orleans Parish School District, which has completely overhauled its model since Hurricane Katrina impacted the city in 2005. The school district is an all-charter school system, which gives students the freedom to go to any school of their choosing within the city. International School of Louisiana, which serves children from kindergarten through Grade 8 and earns an overall grade of A from Niche, sits in the heart of the neighborhood on Camp Street while International High School earns a C-plus grade and boasts an 11-1 student-teacher ratio. "A lot of people who want their kids in school will put them in a private school," Reynolds says. "Private schools and Catholic schools are pretty much the same thing. You'll find most families when they relocate here that that's where they'll put their kids."

Locals frequent Annunciation Square for pickup basketball

Locals are in proximity to a host of neighborhood parks and attractions. Coliseum Square is a popular spot for picnicking among the park's fountains while athletes flock to Annunciation Square to play soccer and basketball. Boettner Park on the neighborhood's southwestern end is another popular gathering place for dog walkers and sunbathers. The New Orleans Ernest N. Morial Convention Center also sits inside the neighborhood while The National WWII Museum is stationed nearby on Magazine Street.

Can't-miss restaurants steal the show on Magazine Street

Residents of the Lower Garden District are just steps away from good eats on Magazine Street. Gris-Gris is revered for its outdoor balcony seating and chicken and dumplings while Juan's Flying Burrito is a hot spot for margaritas and Mexican entrees. La Carreta is another staple for Mexican cuisine, offering fish tacos and quesadillas. For a home-cooked meal, locals can gather ingredients from the Walmart Supercenter stationed off Tchoupitoulas Street or Breaux Mart just west of the neighborhood. Small shops and boutiques also line Magazine Street.

Parades for days

Parades are seemingly an everyday occurrence in the Lower Garden District. Whether it's newlyweds leading a second line from the Il Mercato event venue or a Mardi Gras celebration down Magazine Street, neighborhood residents never hesitate to celebrate even the smallest of occasions with the accompaniment of brass bands.

The historic St. Charles Streetcar Line offers easy adventuring

The Lower Garden District is very walkable and offers strong public transportation with the RTA bus including numerous stops along Jackson Avenue and Magazine Street. Locals can also hop on the historic St. Charles Streetcar Line that has been in operation since 1835. For longer excursions, the Pontchartrain Expressway runs directly through the neighborhood, making for easy adventuring within the Big Easy.
