Hidden gem in the heart of New Orleans
Right in the heart of downtown New Orleans, Tulane-Gravier is an up-and-coming neighborhood with easy access to everything in the city. “It’s a bit of a hidden gem,” says Ninh Tran with Reve Realtors, who’s sold real estate in New Orleans since 2015. “Historically, it’s been more commercial and industrial, but recently, they’ve added more residential properties, and with the addition of the Lafitte Greenway, it’s easier than ever to get to nearby neighborhoods like Mid-City and the French Quarter.” He speaks praises of the neighborhood and often encourages clients who hadn’t previously considered it to look at properties there. “So far, all my clients who’ve bought properties there have loved it.”
Creole cottages in urban neighborhood
Tulane-Gravier has a mix of single- and multi-family homes. Most listings are Creole cottages, though some are townhouses, center hall cottages and shotgun houses. The houses are tightly packed on their streets, as this is a densely populated urban neighborhood. Though there are some two-story homes, most houses are single-story, so plenty of sky can be seen. The median sales price here is $335,000. Buyers should expect to pay at least $250,000 for a single-family home and at least $500,000 for a multi-family unit.

School choice in NOLA Public Schools
Through the New Orleans Public School Enrollment Process, NOLA Public Schools allows students and families to choose a school that best fits their needs. Nearby options include Morris Jeff Community School, which offers preschool through high school and received a B-plus on the educational review site Niche, and New Orleans Charter Science and Math High School, which received a B. New Orleans Charter Science and Math High School was named a Standout High School by Niche in 2024 and draws residents to the neighborhood. “I’ve had clients want to move to this area because of that high school,” Tran says.
Lafitte Greenway and other neighborhood parks
“Lafitte Greenway is a major asset of this neighborhood,” Tran says. “It’s great for biking and walking, and you can take its trails to the French Quarter. Blue Bikes are set up on the corner, and they have yoga classes and other recreational activities.” In addition, there are several other community parks nearby. Playgrounds can be found at the Marais Playground and Lemann Park, and the historic Louis Armstrong Park, home to Congo Square and host of events like concerts and film screenings, is only blocks away. Nearby, the Rosenwald Recreation Center has basketball courts, exercise classes and a pool open in the summer.

Creole cooking and shopping in the French Quarter
Tulane-Gravier has an eclectic collection of local eateries, like Ruby Slipper Café and Betsy’s Pancake House, which serve homestyle breakfast and lunch, and Dooky Chase, the culinary home of the iconic Creole chef Leah Chase. For quicker, on-the-go options, Tulane-Gravier has fast-food chains like Waffle House, McDonald’s and Smoothie King, and residents can pick up prepared food and groceries at the Whole Foods in the neighborhood. “They’re about to put in a Trader Joe’s on Tulane Avenue, which will really draw attention to this neighborhood,” Tran says. Shopping isn’t far, either: when they want to go shopping, locals head down the Shops at Jax Brewery in the French Quarter, home to major retailers like Sephora, Urban Outfitters, H&M and Vans.
Plenty to do in NOLA
“In this neighborhood, you’re close to anything you would want to do in the city,” Tran says. “It’s great for young people who want to explore the city, and you’re in a great location for having guests and showing them around.” Tulane-Gravier is right in the heart of New Orleans, with major event centers like the Caesars Superdome, home to the New Orleans Saints, and Smoothie King Center, home of the New Orleans Pelicans, just down the road. It also sits beside the French Quarter, home to iconic New Orleans spots like Café Du Monde, Jackson Square and St. Louis Cathedral. There are extensive shopping and dining options along the Riverwalk, and Bourbon Street is the most popular place in town for going out. Locals look forward to the onset of spring when Mardi Gras parades roll through Tulane-Gravier each year.

Interstate 10 runs alongside Tulane-Gravier, allowing residents easy access in and out of town. University Medical Center New Orleans LCMC Health is in Tulane-Gravier, offering proximity to medical care. The Louis Armstrong New Orleans International Airport is the closest airport, about 14 miles west. New Orleans Regional Transit Authority has buses that run down Tulane Avenue and a streetcar that goes down Canal Street, so residents have options for public transportation.

It is 2/10ths of a Mile to the French Quarter. The new $1.6 Billion dollar hospital system encompasses most of the neighborhood. The green belt runs right through the middle. A new Math/ science higher school is being built this year and property values are around $200 a sq.ft. It is a new and up coming neighborhood with renovated homes popping up daily.
