After all, they live in the rural palm-tree-shaded suburbs of The Sunshine City. The Pithlachascotee River, known as the Cottee River, flows through the town, while nearby beaches and marinas on the Gulf of Mexico sit west for an active waterside lifestyle. In the 1920s, there were hopes that actors, writers and star athletes would spend their winters here. Silent movie star Thomas Meighan even had Richey Suncoast Theatre built in his honor. It wasn't until 1930 that the theatre introduced sound.

Although it has a couple of retirement communities, New Port Richey East consists of grid-style blocks dense with single-family homes. Palm trees and oaks draped in Spanish moss line the streets and shade small—to medium-sized yards. The city was established in 1924 but was mainly developed from the 1960s to the 1980s. New Port Richey East has a midcentury feel with touches of newer construction. It's a city with diverse housing comprising ranch-style houses with Mediterranean influences common in Florida suburbs. "Twenty-five years ago, it was a bargain. The prices are still affordable compared to other places in Florida with this type of lifestyle," says real estate consultant Judi Pobst at Keller Williams Realty, with 17 years of experience in the area. Prices for two-to-three bedroom properties can range from $180,000 to $450,000, depending on location and square footage. Double wides, often in the neighborhood's southern-end retirement communities, are priced between $25,000 and $80,000.

Pasco County School District serves New Port Richey East

The elementary school has a B-minus grade, the middle school has a C-plus, and the high school also earns a B-minus. Gulf High School has special programs like the Simulation and Gaming Academy and Digital Media/Multimedia Design. Pasco-Hernando State College is 15 miles north.

Cimmunity has long been known as a river city by the coast
The expansive Jay B. Starkey Wilderness Park frames the right side of the neighborhood. Along the Cotee River are two frequented parks. "It's right off the Gulf of Mexico, and there's a beautiful river that runs through the city. The parks are full of water activities," Pobst says. Sims Park, initially named Enchantment Park, is central to downtown and next to the Main Street business district. The compact park has a splash pad for children, boat launches onto the river and an amphitheater that often hosts concerts. At Cotee River Park, locals take strolls on a paved path next to the water and gather for picnics in the gazebo, where they can watch boats pass by. The park also has docks for launching kayaks and canoes. Residents can drive to beaches and marinas on the Gulf of Mexico. At Robert K Rees Memorial Park, a boardwalk path cuts through mangrove trees and wetlands to reach a shallow beach. New Port Richey Recreation and Aquatic Center has a pool with a waterslide, pickleball courts and a weight room for indoor and outdoor activities.

Nearby restaurants and retail include locally owned eats and shops
East Richey Square is less than 1 mile west of most homes. It offers Winn-Dixie, Subway, a thrift store and the popular EL Cerrito Mexican Restaurant & Grill. Downtown New Port Richey's retail and restaurants are just 2 miles away. "We have a very vibrant downtown that's growing with new restaurants," Pobst says. "In downtown, the Social NPR is popular with a rooftop bar." Located on Main Street, Social NPR serves international fare in a lively restaurant with trivia, karaoke and live music events. Patrons can head to Oasis Coffee Spot for a bright interior of wall-to-ceiling windows or visit in the evenings for band performances on a little stage area tucked into the corner of the café. Fans of creative grilled cheese may become regulars at Melt'd, a spot ideal for lunch with indoor and outdoor seating. The enclosed Gulf View Square mall is located north of New Port Richey East for brand-name retail.

Home to historic attractions and close to Busch Gardens Tampa Bay
Locals can visit St. Pete's Sunken Gardens or The Dalí (Salvador Dalí Museum) on weekends. While New Port Richey East isn't exactly walkable, the nearby downtown area offers wide streets where locals walk, bike and rollerblade. Necessities like Morton Plant North Bay Hospital are about 2 miles west. New Port Richey East is roughly 40 miles north of downtown St. Petersburg and Tampa. Both can be reached via U.S. Route 19 or a South Pasco County Public Transportation bus. Clearwater is even closer; the coastal city is about 26 miles south. Tampa International Airport and St. Pete–Clearwater International Airport are the nearest airports.

New Port Richey East has a significant risk of both hurricanes and flooding. The city has been impacted by several hurricanes, including Hurricane Irma, Hermine and Idalia. To combat flooding and aid in damage prevention, the City Council amended an ordinance to improve flood management. New Port Richey residents can also use the National Flood Insurance Program, as homeowners insurance may not provide coverage for flooding. New Port Richey East has a CAP Index Crime Score of 7 out of 10, higher than the national average of 4. In 2023, the New Port Richey Police Department proposed implementing the Reducing Violent Crime through Technology and Community Engagement Project to introduce more investigative resources and thorough prevention plans.
