Gold dust and mountain views in Black Canyon City
The sand in Black Canyon City is mixed with gold, and the brown-green slopes of the Bradshaw Mountains are part of every horizon. “You can’t dig a bucket of sand anywhere around here without finding some gold in it,” says Tamera Bourne, a Realtor with Rapid Response Realty who’s sold homes and lived in Black Canyon City. “It’s the most beautiful city in America. You’re not in the crush of Phoenix and your mind gets a chance to expand.” About 30 miles from the northern edge of Phoenix, this former gold-mining town has been an independent community since its inception. “It’s a very small town, and it’s unincorporated. It’s [doomsday] preppers and guns,” says Bourne. “About 1,500 people live here full time, and it’s friendly. Everybody knows everybody.” Most of the buildable land is filled up in Black Canyon City, and development has been slow to scoop out sections of the area because most homes are individually owned, making land buyouts more difficult. “Even the least-expensive mobile home here has a fair bit of land,” says Bourne. “In Phoenix, we’d call that an executive-sized yard.”

World class trails 40 miles north of Phoenix
Black Canyon City is surrounded by trails and mountains. “The Black Canyon Trail is a world-class trail for walking, biking and horseback riding,” says Bourne. The route stretches 80 miles across mesas and open desert. Black Canyon Heritage Park is in the neighborhood and serves as a site for birding and watching butterflies along it’s nature trail. High Desert Park has open space, a basketball court and a trailhead for the High Desert Trail. Arizona is known for its desert heat, and while Black Canyon City isn’t radically different from the rest of the state temperature-wise, there are some climate-focused perks to living in the area. “It’s cooler than Phoenix,” says Bourne. “Only by about 5 degrees, but that’s a lot. At 110 degrees, the skin peels off your arms. At 105 degrees, you just say, ‘It’s really flippin’ hot’ and keep on your walk.”

Rugged terrain leads to many manufactured homes
Black Canyon City is mostly made up of mobile homes because of the area’s terrain. “It was hard to build houses out here, but people could order mobile homes and have them delivered,” says Bourne. There are a few subdivisions in the area, and the houses tend to have eclectic styles like industrial or Mediterranean. Throughout Black Canyon, the streets are lined with desert ironwood and desert willows, along with clusters of cacti and views of the mountains. Single-family home prices range from $350,000 to $750,000 and some properties with 5 or more acres can sell for up to $1 million. Manufactured homes tend to sell for $75,000 to $150,000 and most residents own their land. Homebuyers should know that the area scores a 2 out of 10 on the CAP Crime Index, lower than the national average of 4. “There’s no law, and there’s no crime,” says Bourne. “And if you need help, your neighbors help you.”

100 years of pie in Black Canyon City
There are only a few restaurants here and a small grocery store, Ron’s Market. Chileen’s on 17, which was featured on a 2013 episode of Bar Rescue, has a cabin-like interior and serves steak and barbeque. Rock Springs Café, which has been around since the 1800s in one form or another, is famous for its pie and ties the area back to its history as a gold mining town. “It started as a place people would stop to water their horses and spend the night,” says Bourne. “They’ve been serving pie for like 100 years.” For shopping, dining and entertainment, the North Phoenix outlet mall is about 15 miles away. It’s home to the Nike, Columbia and Gap factory stores, along with a Walmart for groceries.

Vintage jeeps driving around Black Canyon City's streets
Interstate 17 runs through Black Canyon City and leads directly into Phoenix. Horses used to be the only way into Black Canyon City, but today, cars are the only way to get in and out of the area. And it’s common to see one distinct model parked in the Arizona heat. “There are more Willys Jeeps here, those Vietnam-era military jeeps, than anywhere else in the world. You can buy them for like $500 and fix them up forever, which is funny because they got left behind in Vietnam and people shipped them back to the States.” The Phoenix Sky Harbor International Airport is about 50 miles away, and The HonorHealth Sonoran Crossing Medical Center is around 20 miles away.

Canon Elementary School serves grades kindergarten through 8th grade and has a C-plus rating on Niche. Boulder Creek High School has a B-plus rating and has after-school activities like student council, choir and jump rope club.
