Residents here are just 6 miles from the oceanfront at Flagler Avenue Beachfront Park and 15 miles from major attractions like the Daytona International Speedway in Daytona Beach. “Everything in this part of Florida is about the beach, and you can be there in under 10 minutes, and that’s just the beginning,” says Kelly DeSoto, a real estate agent with Ocean Properties & Management, who has sold over 150 homes in the area. “But the key is that you don’t have to deal with some of the traffic you get in other parts of New Smyrna or up near Daytona, it’s much less congested.” Locals are nearby shops and restaurants, as well as golf courses and parks. Many homes also rest along Turnbull Bay, providing residents access to activities like fishing and kayaking right from their backyard.

Beyond the beach, Doris Leeper Spruce Creek Preserve on North Dixie Highway is a top attraction. The preserve features miles of hiking, mountain biking and horseback riding trails, as well as a disc golf course. Divito Park, located on Strickland Bay, serves as a popular spot for fishing and kayaking. At Rocco Park on Sunset Drive, locals can play a game of tennis, shoot some hoops, or watch their kids romp around the playground.

Palm trees line the quiet residential streets, providing a beachy feel to the neighborhood. “It’s a walkable area. There are a lot of sidewalks in the neighborhood,” says Eric Zimmerman, a broker associate with Adams, Cameron & Co., who’s been selling homes in the area for 20 years. “Many homes are on the waterfront, and you can find large parcels. I had a home over there with more than three acres.”
