A master-planned community with a European feeling
Anchored by a golf course and a shopping center while being 10 miles from the coast, Venetian Bay is a large master-planned with a made-in-Italy feeling. "It does look like you're in Venice. You have your tiled roofs and earth-tone buildings," says Lancelot Lenard, a local Realtor who's sold homes for six years and works with Florida Homes Realty and Mortgage. "A lot of who people who love golfing and the beach and want to mix the two together come to live there. It's a perfect location for that." The community's neighborhoods offer different lifestyle experiences and a multitude of housing options, meeting homebuyers at various stages of their journey. Homes wind through forests, fairways and lakes, creating a verdant atmosphere. And while this community is vast, miles of trails connect the whole area. "It's designed to be really walkable, especially in the city area but most of the area is designed be walkable," says Walter Borgen, a Re/Max Signature broker with 20 years of experience.
Starter homes to luxury estates in Venetian Bay
"There is a little bit of something for everyone. You can get a starter home all the way up to a luxury estate that's over a million dollars on a golf course," Borgen says. The gated, golf-course community of Portofino Estates is the most exclusive, with custom-built estates built in Spanish Revival ranging from the mid $800,000s to over $1 million. For starter homes, Borgen says homebuyers might look toward one of the newest communities, The Palms, with homes ranging from around $350,000 to $500,000. Another modestly priced option is townhouses close to the central shopping hub ranging from the $300,000s to $400,000s. Middle-of-the-road pricing can be found in Marisol, an established community where homes ranging from the $500,000s to $700,000s wind around a lake. Venetian Bay has a manicured, suburban curb appeal, but subdivisions here are densely built. Homeowners' monthly association fees range from $90 to over $300. Venetian Bay is in a flood zone, and Portofino Reserve — a similar neighborhood to Portofino Estates — is particularly prone to flooding.

Career and technical training at New Smyrna Beach High
Students attend Chisolm Elementary, New Smyrna Beach Middle and New Smyrna Beach High within the Volusia County Schools district. The elementary school earns a B plus on Niche, the middle school maintains a B minus, and New Smyrna Beach High gets a B. The high school offers career and technical education for students pursuing specific fields after graduation, including criminal justice and culinary arts. The Volusia County Schools district also allows students of all ages and grade levels to study online, full-time or part-time. Lenard says there aren't a ton of school-age kids here, however. "Every time I drive around that neighborhood, I never see any children."

Trails and fairways meander through Venetian Bay
“Throughout the community, there’s a series of exercise and biking trails. You have the on-road bike path you can ride for miles and miles on, and there’s also nature trails throughout the lakes and woods,” Borgen says. Outside of that, The Club at Venetian Bay offers an 18-hole greenway with a driving range and putting green. At the town center, people kick back at the lagoon-style pool and drink cocktails from the tiki bar at The Venetian Bay Beach and Swim Club, managed by the golf course. The club offers different membership tiers for those who lean more toward golfing or lounging. Waterside parks along the Indian River and the beaches of New Smyrna Beach are within 10 miles.

A chef-curated menu at Bistro 424
Town Center is at the edge of a lake on the neighborhood's western side with a small selection of local restaurants, a spa, a fitness center and a community church. Brew, known for its breakfast sandwiches and flatbreads, is a casual spot to grab breakfast, lunch and dinner. Bistro 424 has an upscale vibe, with a chef-curated menu that changes twice a year. "It's in a great location. You can see the lake when you sit outside," Lenard says. The Happy Deli serves soups, salads and specialty sandwiches, including baked brie and ham grilled cheese. It's just next door to Venetian Bay Market, a supermarket with a small but comprehensive selection. Publix and Walmart supercenter are 6 miles south when locals want more options. Target is the same distance away in Port Orange. Flagler Avenue offers hyperlocal shopping by the ocean all within walking distance, 10 miles from home.

Yoga on the lawn at Town Center
Town Center is a hub for local events, from yin yoga on the lawn to movie pool parties at the club to trunk-or-treat at Halloween. Borgen says locals also head to the golf course at Christmastime for a special parade where a festive group drives decorated golf carts along the greenway.

Venetian Bay is bordered by Interstate 95
The Votran is the public transportation system serving the entire Daytona area. This service has buses nearby, but none that stop in Venetian Bay. “It has a big road going through it — Airport Road — but I have never seen a bust there,” Lenard says. The neighborhood is bordered by Interstate 95 to the east and Highway 44 to the south, flowing east toward AdventHealth New Smyrna Beach in 8 miles. Daytona Beach International Airport is around 15 miles north. Travelers can be in Disney World in just over an hour's drive, less than 70 miles away.
