Low-key vibe with excellent hospitals near Central Park
Lenox Hill is an established section of the Upper East Side that’s defined by its quiet, tree-lined streets, pre and postwar coops, elegant townhomes, subway access and proximity to private schools and world-class medical facilities. Lenox Hill Hospital, New York-Presbyterian/Weill Cornell Medical Center and Memorial Sloan Kettering Cancer Center are all concentrated here, attracting many workers who are employed at these places. Meanwhile, the long-awaited Second Avenue Subway has attracted more development and local businesses, but, “It's a neighborhood where the more things change, the more things basically stay the same,” says Ian Katz, a licensed associate real estate broker with Compass who specializes in Lenox Hill.

Prewar coop buildings and tony townhomes
Gracious townhomes, white-brick high-rises and low-rise walkups are all found along Lenox Hill’s wide streets. Katz notes there are some new condos around Second and Third avenues in the 70s and low 80s, but older coops represent most of the inventory, both in prewar and postwar buildings. Deals can be found in older units that need updating or are closer to York Avenue, but the average price is $1.3 million. Housing is most expensive west of Lexington Avenue. Small coop studios can start in the low $300,000 range, with one bedrooms starting closer to $500,000. However, common charges in doorman buildings can be high, and coop boards west of Third tend to be strict. For significant architecture, Katz shares, “Some of the nicest townhouses in Manhattan are in Lenox Hill,” like in the upper 60s around Lexington. But prices “can be very, very steep,” he adds.

Casual bars and restaurants and local and chain shopping
Lenox Hill is more staid than party central, but locals frequent Second Avenue for its wide selection of casual bars and restaurants, including Pil Pil, an established date-night spot for Spanish wine and tapas in an eclectic space. Then there are neighborhood institutions like JG Melon for burgers and 2nd Ave Deli for kosher food, but businesses also extend along York, First, Second and Third avenues, like Le Moulin à Café, a small slice of France and ex-pat hangout for coffee and bistro fare. Trader Joe’s and Whole Foods are also readily accessible. General shopping includes boutiques and chains, notably Bloomingdale’s flagship store.

NYC Marathon is an annual tradition
Every November the NYC marathon races along First Avenue from the Queensboro Bridge, attracting thousands of spectators.

Public school students can start at East Side Elementary before moving onto Robert F. Wagner Middle School, both rated A by Niche. Eleanor Roosevelt High School serves this area and features a 10 out of 10 on Great Schools. The East River Promenade and John Jay Park - which includes a playground and community pool - serve the area’s eastern edge. Central Park is just a few blocks west, along with the Central Park Zoo. The Frick Collection Museum, renowned for its European collection, is set to reopen by the end of 2024 following renovations.

Choice of express trains, crosstown buses and major highway
The Q train runs along Second Avenue, with express Q service and N and R trains at 72nd Street. The 4, 5 and 6 trains operate along Lexington Avenue, and F and Q service is available at 63rd and Lexington. Crosstown buses are the best bet for Upper West Side access. The Roosevelt Island Tram at 59th and 2nd provides a quick trip over to Roosevelt Island in Queens, but is also worthwhile for the sweeping skyline views. F.D.R Drive parallels the East River, conducive for reaching nearby airports.
