The Lower East Side, also known as LES, is a bustling Lower Manhattan neighborhood steeped in immigrant history. The area has long been popular with creatives, lending to its laid-back and irreverent vibe. Today, a thriving nightlife scene running from Stanton Street to Dimes Square incorporates an ever-changing selection of eclectic eateries and alternative bars. Homes vary from postwar complexes and prewar tenement-style co-ops to modern condo towers. “First-time homebuyers or those looking to expand a bit can get more bang for their buck down here as the price per square foot is less expensive than in the nearby East Village,” says Neal Young, a longtime LES resident and agent with Brown Harris Stevens.

Hip and historic haunts
With trendy spots like Le Dive, Forgtmenot and Kiki’s, the Dimes Square micro-neighborhood on the southern edge of LES and close to Chinatown has become one of the city’s hottest hangouts. Nearby Scarr’s is a pizza institution.
On Houston Street, Jewish delicatessens Katz’s and Russ & Daughters uphold tradition. Stretching south to Delancey Street, Stanton and Clinton streets are packed with bars and restaurants including Pianos, a popular bar hosting live Indie music sets. Welcome to the Johnson's is a favorite neighborhood dive, where PBR beer is served in a setting that recalls the area’s gritty past. Around the corner, Beauty & Essex is an old-school pawn shop moonlighting as a New American bistro.
The recently opened Essex Market and Crossing development incorporates a European-style food hall with artisanal vendors but also a Target and Trader Joe’s grocery store. LES has also become a haven for cutting-edge art galleries showcasing up-and-coming talents.
There are multiple supermarkets available to East Village residents, including two Trader Joe's.
Katz's Delicatessen calls Lower East Side home as many from around the world come to dine here.

Sleek condos join original tenement buildings
LES has a mix of housing and a prevalence of rental tenement buildings. New construction condo towers can be found dotted around, with two bedrooms fetching between $900,000 and $3.5 million, depending on square footage and views. Similar, renovated units in updated Greek Revival co-op buildings hover around $1 million.
The section of LES between Essex Street and the East River is often called Co-op Village: postwar developments like Masaryk Towers and Grand St. Settlement with units going for $550,000 to $1.1 million. “People choose these complexes for space, value, and up-to-date amenities like gated parks, playgrounds, and gyms,” says Young.

A new flood-resistant riverfront park and heritage sites
Currently under renovation, the East River Park has been raised 8 feet to protect against flooding. When completed in late 2024, the green space will include state-of-the-art sports fields, a running track and a promenade connecting into Manhattan’s waterfront greenway system. Seward Park has a landmarked playground, soccer field and a well-utilized ping-pong table. The Abrons Arts Center is a community-oriented performance venue with classes for children. While the Museum at Eldridge Street–an ornate synagogue still in operation–celebrates LES’s Jewish heritage, the Tenement Museum commemorates the area’s rich immigrant history.

Delancey Street subway hub, bridges and ferry service
The Delancey-Essex Street subway station is served by the F, J, M, and Z lines, linking different parts of Brooklyn with Manhattan. The Williamsburg and Manhattan bridges do the same for cars, bikes and pedestrians. Running between LES and the East River, the Franklin D. Roosevelt Drive highway can be accessed at multiple points. Ferries at Corlears Hook, located in East River Park and at the end of Jackson Street offer direct connections to DUMBO, Wall Street and Rockaway Beach during the summer.
The J, Z, F, and M Trains serve the Lower East Side community to other parts of Manhattan.
The Williamsburg Bridge connects Brooklyn and Lower East Side with its walking & cycling paths.
