Situated around a 70-acre nature park and the Newark reservoir, Northern Newark’s neighborhoods are considerably more expensive compared to the rest of the city. While the university’s influence reaches out here, the community is more oriented toward professors and professionals. “Most of the student housing is downtown,” says Michael Wilson, a local associate broker with Fox-Roach-Greenville Realty. “In the summer, with the students gone, people like it better because it’s a little less crazy.” Even when fewer people are in town as the university winds down during its summer sessions, the community still shows life and spirit. “In the summer, they have a summer camp program for the kids. There's also a summer concert series that begins in May," Wilson says. "And in July, they have fireworks at the university's athletic complex."
Colonial and ranch-style homes
In Northern Newark, folks live in sizable Colonial-inspired and ranch-style homes. Though some properties are from the midcentury period, contemporary development tracks in this leafy suburb are only a few years or decades old. Home prices start at around $300,000 for decently sized single-family homes with approximately 2,000 square feet of living space. Northern Newark’s allure is its access to parks and natural areas ideal for nature hikes, birdwatching and more. In addition to supplying clean drinking water for the city, the Newark Reservoir offers a scenic place for people to jog or stroll at sunrise or dusk. Though most aquatic activities like swimming, boating and fishing are generally prohibited, many gather here to step along its paved 1-mile perimeter trail or bring their children to the playground next to the reservoir’s parking lot. With Newark’s Main Street corridor near the Delaware campus less than two miles away, folks living in Northen Newark can quickly get to the various restaurants, coffee shops and boutique stores that line the busy roadway. In the Newark Shopping Center on Main Street, university students and families shop for groceries at Newark Natural Foods and catch new Hollywood blockbusters at the Main Street Movies 5 movie theater. Closer to home in Northern Newark, folks work at the Bank of America’s corporate Deerfield Campus or the W.L.
