Located about a mile from downtown Newark, South Broad Valley is a lively community with accessible public transportation and proximity to the city’s parks, restaurants and event spaces. “It’s a commercial meets residential area,” says Marc Titus, a Realtor with Realty One Group Next Door who’s sold homes in the area for 14 years. “It has easy access to the train station, airport and all major highways, so it’s perfect to get in and out.” The Newark Liberty International Airport is nearby, and New York City is 14 miles away.
Multi-family and single-family homes can be owned or rented
Most of the housing here is multi-family homes with two to four units built between the 1900s and 2000s, and a few single-family homes are also available. The houses here can be detached or rowhouses, and they typically have vinyl or brick exteriors and Italianate or colonial details. Many sit above one or two-car garages, and street parking is also available. The homes sit close to the side-walk-lined streets, and while they usually don’t have yards, small trees and pocket parks add touches of greenery throughout. Prices for a multi-family home can range from around $450,000 to $800,000, while single-family houses range from around $300,000 to $420,000. Mid-rise 21st-century condos cost between $325,000 and $365,000. Several rental options are also available in the neighborhood, from units in apartment complexes to entire single-family houses.

Quick access to highways, trains, buses and the airport
Downtown Newark is about a mile away, and New York City is about 14 miles away. Commuters can make the 30-minute trip to New York by taking Interstate 78 to Highway 9 or by taking the train at Newark-Penn Station, 2 miles away. New Jersey Transit’s bus has routes throughout the city, and sidewalks make the area pedestrian friendly. “I would suggest having a car — I think that’s part of Jersey living,” Titus says, “but because of South Broad Valley’s proximity to both the train station and the airport, it allows you to not have one and still have easy access to transportation, which isn’t always something you can say in Jersey.” Newark Beth Israel Medical Center and University Hospital are about 2 miles away, and Newark Liberty International Airport is also a 2-mile trip.
Noise from the interstate and the train
With freeways, the airport and the train so close, noise can be an issue for some residents. “For some reason, you don’t hear the airplanes, but you tend to hear the trains from time to time,” Titus says. Residents closer to McCarter Highway and I-78 are likely to experience the most noise.
