Valencia has one of the highest concentrations of top-ranked public schools in the country. "Most people think of Six Flags Magic Mountain when they think of Valencia, but the big attraction for people moving there is the school system," Schein says. On Niche, Meadows Elementary School, Placerita Junior High School and William S. Hart High School have A ratings. The high school has been designated a California Distinguished School twice for its academic excellence and offers multiple course pathways, including biotechnology and business management. The neighborhood also has higher education institutions, including UCLA Santa Clarita and the College of the Canyons, which features the Santa Clarita Performing Arts Center.

The peak of entertainment at Six Flags Magic Mountain
On the western side of the neighborhood, Six Flags Magic Mountain is the area’s biggest attraction and one of the world’s largest rollercoaster parks. The theme park offers over 100 rides, including 20 rollercoasters, and appeals to all age ranges. “I can take my teenager and my 6-year-old, and both of them have a good time,” says Realtor Martha Aguilera, who works with Re/Max of Santa Clarita and has a few years of experience in the area. One of the seasonal events at Six Flags is Fright Fest, where visitors can wander through haunted houses and encounter scary costumed actors. Holiday in the Park celebrates Christmas with elaborate light displays and photos with Santa Claus.

The neighborhood’s design resembles a sprawling suburb, with many winding roads and subdivisions with HOAs. From these residential areas, it’s easy to access schools, retail and parks thanks to its master-planned layout. Here, the single-family homes have yards with enough space for garden beds, sometimes landscaped with boxwood shrubs and rose bushes. Plus, the backyards usually have patios or pools. Mediterranean houses range from $750,000 to $1.6 million, while midcentury ranch-style homes range from $800,000 to $1 million. Condos are priced between $350,000 to $700,000. “The inventory is pretty small, and it tends to be moderate to low because we have some of the best schools in Santa Clarita and California,” Aguilera says.

Valencia Town Center and more retail
"Tons of shopping and dining in Valencia," says Schein. "It's essentially the heart of the Santa Clarita Valley." Valencia is home to one of the largest retail hubs in the area, a centrally located open-air mall called Valencia Town Center. Residents can go out to familiar chains like Peet’s Coffee, Five Guys and the Cheesecake Factory. The mall also has lesser-known restaurants like Salt Creek Grille, a refined brunch spot with patio seating, and the upscale Larsen’s Steakhouse, best known for its ambiance: white tablecloths, candlelight and live piano performances. Popular stores include H&M and Macy’s, while the entertainment options range from watching movies at the Regal Edwards Valencia to doing group art classes at Painting with a Twist. Across the street from the mall, there’s a Sprouts Farmers Market with groceries. For more shopping on the western side of Valencia, the Santa Clarita Certified Farmers’ Market welcomes vendors and locals every Sunday morning.

The neighborhood offers over a dozen parks, including the popular Valencia Heritage Park. In the northern half of the neighborhood, the 17-acre recreation space has walking trails, soccer fields and tennis courts. Multiple hiking trails surround the Santa Clarita River and the San Francisquito Canyon, which both bisect Valencia. One of the best-known is the Iron Horse Trail, which goes across the famous bridge in the classic '80s horror “The Lost Boys.” Valencia Meadows Park, in the southern part of the neighborhood, has a public swimming pool, a community center and a ballfield.
