Suburban community near Newnan Piedmont Hospital
East Newnan in Coweta County is southeast of Newnan’s downtown core. Neighbors shop locally, visit the farmers market and attend community events. “When I moved to Newnan, I worried it would be too big to have that small-town feel,” says resident Jessica Mottola, a Realtor with Lantern Real Estate Group. “My daughter says Newnan feels like Stars Hollow from 'Gilmore Girls.' It has that environment where people treat everyone like they already know each other. People make eye contact, say hello and smile. It’s a very welcoming place.”While East Newnan doesn’t have the same walkability as downtown, it offers new construction, a highly rated school district, highway access and proximity to Piedmont Newnan Hospital. “The quality health care and schools are draws for employers and people looking for a place to live near Atlanta,” says Van Mottola, a Realtor with Evergreen Turnkey Solutions and a Coweta County native who has been selling houses for over 20 years.
Zoned for A-graded Coweta County School System
The Coweta County School System serves over 23,000 students and earns an A-minus rating on Niche. “Every school does an incredible job supporting students, listening to parents and addressing individual needs,” Jessica Mottola says. The district also runs ELEVATE Coweta Students, a mentorship program that helps with mental health and life after high school. Moreland Elementary and East Coweta Middle earn A-minus and B-plus ratings, respectively, with the middle school offering the REACH Program for gifted students. East Coweta High has a B-plus Niche rating and award-winning athletics.
A quick drive to historic downtown Newnan
Newnan’s historic downtown, just 4 miles away, is centered around the grand 1904 Coweta County Superior Court. It’s a walkable area of about nine city blocks with local shops and over 30 restaurants, Jessica Mottola says. She adds that Ashley Park, 4 miles in the opposite direction, has more than 50 stores and restaurants and is a popular spot for errands. Closer to home, Tacos Oasis dishes up street food and A Comer Caliente y Frio serves mofongo and fresh-squeezed juices. Publix at Stillwood Pavilion in Summer Grove is just a short drive away.

East Newnan has an industrial yet woodsy atmosphere, with older homes and newer developments, just a short drive from downtown. Pockets of established homes and developing subdivisions sprawl out among Pearl Lake and East Newnan Lake. Many original ranch-style houses from the 1960s have been renovated and sell for $220,000 to $255,000. Cresswind at Spring Haven is a 55-plus community of new Craftsman-style houses surrounding a communal clubhouse. Prices there range from around $370,000 to over $640,000. The area's historic residences can exceed $1 million. The neighborhood also borders several manufacturing and distribution centers, giving it an industrial feel.
Summer activities at Newnan Utilities Carl Miller Park
While East Newnan doesn’t have parks, residents are near several green spaces. “Newnan has tons of parks. There’s a skate park, Newnan Utilities Park and a city pool with a big water slide,” Jessica Mottola says. She also highlights the Coweta County Recreation Department’s work at the Temple Avenue Complex, organizing youth sports. It features courts for pickleball, football and softball, and baseball fields where local leagues practice after school and on weekends. There's also Newnan Utilities Carl Miller Park, just 2 miles away, which has a splash pad, playground and a kids’ castle. Turkey Creek Fishing Pond is nearby, a quiet spot for catching catfish and largemouth bass.
Shopping locally at Market Days in Downtown Newnan
Downtown Newnan is where local families and businesses come together for the city's events. “Coweta County Farmers Market in the summer is a true farmers market. You have to get to the expo center early at around 7 a.m. to get the best fresh homegrown food,” Jessica Mottola says. “Market Days is one Saturday a month and are more for makers and creatives selling their goods." Other highlights include Summer NewnaNights and Sunrise on the Square 5K. The neighborhood is also 3 miles from Kiwanis Coweta County Fairgrounds, held in September.
South of Atlanta and proximity to airport
Less than 40 miles from Atlanta, this community sits next to Newnan South Industrial Park, with Interstate 85 providing a direct route to the city and airport. “Traffic is a frustration that comes with growth, always a point of contention, but being this close to Atlanta, the airport and plenty of things to do makes up for it,” Van Mottola says. He adds that the area has seen an increase in medical offices, thanks to the presence of Piedmont Newnan Hospital and City of Hope Cancer Center Atlanta.
