Nestled in the idyllic Newport Coast area, the Newport Ridge neighborhood has a network of gated communities with townhouses, single-family estates and apartments. This desirable residential suburb was developed just before the turn of the 21st century and offers modern builds and community amenities. The southern California coast and Crystal Cove State Beach are less than 4 miles away. “Newport Coast is one of the many communities that falls under the Newport Beach umbrella, but it is still a part of the city,” says Mary Craig, an assistant at the Newport Coast Community Center. Students in this area are zoned for the Newport-Mesa Unified School District, which receives an overall A rating from Niche. Newport Ridge has an overall CAP Index crime score of 1 out of 10, significantly lower than the national figure of 4.

Mediterranean single-family estates start at $2.2 million

Newport Ridge consists of several private residential communities, nearly all of which are full of Spanish townhouses and Mediterranean estates. One of the communities is an apartment complex bearing the neighborhood’s name: Newport Ridge Apartment Homes. All of Newport Ridge's communities are meticulously landscaped and planned out, typically revolving around a resident-only amenity like a swimming pool or clubhouse. Single-family estates and townhouses range from about $1.5 million to $4.6 million. Listings here spend an average of 22 days on the market before selling, less than half the national average of 45 days.

Students served by the Newport-Mesa Unified School District

Students in kindergarten through sixth grade can attend Newport Coast Elementary, which receives an A rating from Niche. Grades seven through 12 can then head to Corona Del Mar Middle and High School, another A-rated institution. Corona Del Mar High students can enroll in STEM pathways, advanced placement courses or two specialty academies, one focused on global studies and the other on performing arts. The A-plus-rated Sage Hill School is a secondary private school just down the road from Newport Ridge. In 2025, Niche named Sage Hill School No.1 on its “Best Private High Schools in Orange County” list. Four miles north of Newport Ridge is the University of California, Irvine campus. Also known as UC Irvine, this public land-grant university enrolls more than 37,000 students and has won numerous awards for its academics and innovative programs. The UCI Health System and University Medical Center serve the greater Newport Beach area.

Abundant community parks and local hiking trails

At the eastern edge of the neighborhood are the Newport Ridge Community Park and the adjacent Newport Coast Community Center. At the park, locals can find athletic facilities, including tennis, basketball and pickleball courts, paved walking paths, and playgrounds. The next-door community center offers recreational programs for all ages, an indoor gymnasium and two reservable rooms. Craig notes that the Newport Ridge Community Park is privately owned by the HOA and is separate from the Newport Coast Community Center. Between Newport Ridge and its neighboring communities are a handful of unpaved walking trails, such as the El Capitan Trail. Directly across the street from the neighborhood is Canyon Watch Park, which has additional trail options and a scenic lookout point.

Daily essentials at Newport Coast Shopping Center

Directly across the road from Newport Ridge is the Newport Coast Shopping Center, an outdoor strip mall with palm trees and uniform Spanish-style motifs. This shopping center has a variety of dining options, stores and small businesses like Newport Animal Hospital and Mayweather Boxing & Fitness. Zov’s is a regional chain restaurant serving Mediterranean favorites like mezze platters and kebobs. This shopping center is also home to a Pavilions supermarket, a southern California chain with groceries, household necessities and a pharmacy. Three miles from Newport Ridge is Fashion Island, a massive shopping mall with national retailers, department stores and restaurants.

Getting around Newport Coast

The two main roads bordering Newport Ridge are San Joaquin Hills Road and Newport Coast Drive. Commuters can take the latter road to merge onto California State Route 73, a major regional thoroughfare to John Wayne Airport, approximately 7 miles away. Residents can also take Newport Coast Drive to merge onto the East Coast Highway, which runs near the waterfront and through the city of Newport Beach. The closest public transit option in Newport Ridge is the Newport Coast bus stop, which runs bus services operated by the Orange County Transportation Authority.
