Quiet waterfront living near Fort Eustis
Tucked in between Fort Eustice and Christopher Newport University is the quiet waterfront enclave of Yates, a home base for military families and civilians alike. This relaxed suburb, known locally as Maxwell Garden, hugs the Warwick River on one side and offers an abundance of shopping, educational and work opportunities on the other. “It’s centrally located to everything - shopping, military bases and natural attractions,” says Gina Wilson, an award-winning Realtor with Fitzhugh-Wilson Real Estate.

The ShrimpFest, an Oyster Roast and a 4th of July Picnic are among the most popular and feature live, local music. Riverview Farm is a park for all seasons
When not at the marina, Yates locals frequent the popular Riverview Farm Park, one of the largest in the area, where kids flood the playground and pet owners let their furry friends run free at the dog park. And with the best sledding hill in town, it’s the go-to spot when snow falls. “You’re also minutes away from the Mariner’s Museum, which is 550 acres with lakes and a trail,” Wilson says. The First Baptist Church/Primera Iglesia Bautista is a well-attended local house of worship, offering services in English and Spanish. Its long history dates to the late 19th century and hosts popular family-friendly community events, including concerts and themed gatherings like Lego and Taco Night.
Menchville students prepare for higher learning
Kids can attend Newport News City Public Schools, which carries a B-minus score on Niche. Many start at Richard T. Yates Elementary, rated a C, and continue to Ethel M. Gildersleeve Middle, rated C-plus, before earning their diplomas at Menchville High, which earns a B. Menchville is known for its dual-language immersion program and outstanding advanced placement enrollment. Yates is also 2 miles away from Christopher Newport University, a public liberal arts college that consistently ranks as one of the best regional universities in the South by U.S News & World Report. “Ferguson Center of the Arts is astonishing. It features world-class entertainment,” Fitzhugh-Wilson says. The university's concert hall features a diverse lineup of events several nights a week.
Yates locals take their pick of nearby shopping centers
The Oyster Point Plaza Shopping Center is the closest pitstop for errands, offering an array of stores, including pharmacies, a pet supply store and a Food Lion. Yates locals are also convenient to the sprawling shopping centers on Jefferson Avenue, where they can pick up groceries at Whole Foods or Costco, shop for clothes at Patrick Henry Mall and grab a bite to eat at any of the many chain restaurants like Mellow Mushroom or P.F. Chang’s.
City center employers and easy access to I-64
Shipbuilding is historically the most prominent regional employment industry in the city, with an office less than 10 miles south of town (near the shipyard). Many locals make their way into the city center for a day at the office, less than 3 miles away. Interstate 64 is the primary route in and out of town, extending into Richmond, which is roughly an hour north, and Virginia Beach, about the same distance in the other direction. Most Yates locals are drivers with limited public transit options nearby.
