Suburban military community along the York River
Brimming with colonial-era history, waterfront recreation and military influences, York Terrace is a multifaceted community on the banks of the York River that defies easy classification. York Terrace is home to Colonial National Historical Park, a National Historical Park at Jamestown that includes the Yorktown Battlefield and the American Revolution Museum. The neighborhood also boasts deep military ties, bracketed between Yorktown Naval Weapons Station and Camp Peary, a 9,000-acre CIA training facility known as “The Farm.” Somehow, York Terrace also has room for Water Country USA, the Mid-Atlantic’s largest waterpark, featuring 1950s-themed rides, attractions, shops and restaurants in the heart of York Terrace. “There’s so much going on in that area, and many of my clients are part of the larger military community,” says Mike Pattison, a Realtor and team leader of Envision VA Home with eXp Realty. “Many people stationed at one of the local bases end up buying and staying for life.”
Colonial Revivals and brick facade ramblers
York Terrace spreads east and west of Interstate 64, which cuts a vertical line down the middle of the community between Williamsburg and the York River. The highways, parks and military bases separate individual subdivisions from one another, creating three distinct residential pockets in York Terrace, each offering a unique sensibility and price point. West of Interstate 64, modest ranch, colonial and split-level homes line the open suburban streetscapes, where many of the large native trees were cleared to make space for manicured lawns and outdoor living space. Further north – bracketed between Queens Lake and New Quarter Park – most mature trees remain, and classic colonial and ranch-style homes are hidden within large wooded lots on dead-end streets. Lastly, a small pocket of new construction and townhouses has recently arrived near the Marquis Shopping District. With so many housing options in York Terrace, the market varies widely, though most homes are priced between $300,000 and $550,000.

High-marks at York County Schools
Students in York Terrace attend Magruder Elementary School – an A-rated school on Niche with a student-teacher ratio of 18-to-1 – before moving on to Queens Lake Middle School, an A-rated school with the eighth best public school teachers in Virginia according to Niche’s 2024 Best Schools list. Bruton High School has an overall B-plus-rating on Niche, and with an average SAT score of 1170, graduates are regularly accepted to prestigious local universities like Virginia Tech and Georgetown.

Shopping at the Marquis Shopping Mall
York Terrace is a car-dependent neighborhood, but residents can quickly access several small shopping centers near Interstate 64. Food Lion Supermarket shares a parking lot with CVS in the James-York Plaza, and the Marquis Shopping Mall is home to familiar national retailers like Target, Kohl’s and Best Buy. Breakfast is served at Shorty’s Diner, a throwback-themed 1950s diner with checkerboard floors, red leather booths and large portions of comfort food. The large industrial taproom and beer garden at Virginia Beer Company bustle with activity every weekend, where locals sample craft beers and food truck fare while they gather for trivia nights, live music and themed parties.
Transportation around York Terrace
York Terrace sits at the narrowest neck of the Newport News peninsula between the James and York Rivers. The community is bisected by Interstate 64, which runs northwest into Richmond – a one-hour drive from York Terrace – and south to Norfolk and Virginia Beach. The Newport News International Airport is served by American Airlines with daily non-stop flights to Charlotte and Philadelphia.
