Rolling hills, wooded streets, and stone bridges over bubbling brooks give Bucks County a semi-rural to suburban feel. “It’s got a country feel, but you can go to the big city for dinner,” says Jay Spaziano, a realtor in Bucks County who owns Jay Spaziano Real Estate. “There are several charming towns in Bucks County, including Newton, Yardley and Upper Makefield Township. It’s a great strategic location to live because of its fantastic schools and easy access to the I-95 Interchange, making it a quick trip to New York City, Princeton, or Philly.”
Made up of several townships tucked in a cascading countryside, Bucks County is home to over 628,000 people. “Working in the city, you get tired of how loud and busy it is. But coming home to peaceful Bucks County allows you to decompress,” says Spaziano. Most houses in the county are set back on winding roads, with wide, well-maintained yards and forested backyards. Park your car in your two-car garage and take a stroll along the tree-lined streets. Some areas have sidewalks, but those that don’t are equipped with slow speed limits. Most houses in the area are colonials built in the 1900s, with some even dating back to the 1840s, often equipped with outbuildings, originally used as storage areas or second kitchens, that now are commonly repurposed as workshops. Houses in the semi-rural areas of Bucks County are priced between $500,000 and $1.5 million, varying based on houses’ age, lot size, and views of the surrounding countryside. Exceptions include mansions on multi-acre lots built in the 21st century. “The rural townships outside Newtown are home to single-family homes in a semi-rural setting,” says Spaziano. “This area is always in demand because the homes are spacious and the lots are large.”
Moving closer to downtown Newton, you’ll notice more compact lots and historic Colonials, row houses, and Victorian architecture. Living in downtown Newton tends to be more expensive than the more rural areas of Bucks County, with house prices ranging from $700,000 to $2 million. “Newtown is the home of the pre-colonial original county seats, so it has a quaint, walkable downtown and an Americana feel,” says Spaziano. “In fact, M. Knight Shyamalan even used downtown Newtown as a background in his 2002 film Signs for that hometown touch.”
Downtown Newton has historic buildings converted into offices and commercial spaces, and a multitude of restaurants, shops, and community gathering spaces. “It’s a very well-planned downtown. The surrounding township hosts the major chain stores off the main roads, so the downtown stays walkable and has less traffic,” Spaziano says. “The high school is right in town, so on Friday afternoons you’ll see kids grabbing pizza with their friends.”
Students in Central Bucks County attend schools in the Council Rock School District, rated A by Niche. The district includes 10 elementary schools, two middle schools, and two high schools. A student living near downtown Newton may attend Goodnoe Elementary School, Newtown Middle School, and Council Rock North High School.
When school lets out, the fun doesn’t stop. “There’s tons to do here,” says Spaziano. “The Delaware River Canal Path offers 30 miles of trails, and you can horse ride or canoe in the Tyler State Park.” The park’s entrance is just west of downtown Newtown, so it’s easy to reach for an afternoon stroll or to visit the Tyler Park Playground.
Between idyllic parks, stellar schools and walkable streets, there’s a lot to love about Bucks County. “People like the romantic ambiance of small towns; they conjure up memories of a slower time,” says Spaziano.
