Park Ridge Schools, Niles taxes

While Oakton Street provides one of the borders between the Chicago suburban village of Niles and the city of Park Ridge, the Emerson Place neighborhood lies north of Oakton Street in Niles, providing an advantage for residents. “The taxes in Niles are lower, but there’s access to the great schools in Park Ridge,” says Heidi Mergenthaler, a Realtor with Berkshire Hathaway Home Services based in Park Ridge. “In this neighborhood, there are mainly older homes, but there’s the occasional newer home that’s replaced one that’s been torn down.” Niles is also just across the border from the Chicago city limits, making this neighborhood only about 17 miles from downtown Chicago.

From starter homes to luxury homes in Emerson Place

Niles experienced a population boom in the 1950s, and because of that, many of the older homes are from the ‘50s and ‘60s. Split-levels and ranch-style homes are the most prominent. They are priced between $350,000 and $600,000. “The village of Niles has incentives for homeowners who put on additions or revitalize their homes,” says Katie Schneider, a community engagement coordinator for the village of Niles. Sometimes, a more contemporary house is built in the place of an older home. “It’s attractive for first-time homebuyers because of the affordability of the older homes,” Merganthaler says. “Overall, it’s a great and safe community.” That is reflected in the neighborhood's CAP crime score of 2, below the national average of 4.

A-minus rated Park Ridge-Niles District 64

Being close to Park Ridge, Emerson Place is zoned for public schools in the Park Ridge-Niles District 64, rated an A-minus on Niche. Preschoolers as young as 3 can attend the Jefferson Early Childhood Center in Emerson Place. It does not have a Niche grade. It’s a short bus ride to Eugene Field Elementary School, rated an A-minus. The student-teacher ratio is a low 13-to-1. Emerson Middle School is located in the neighborhood and gets an A-minus rating. An active Parent Teacher Organization puts on events like an outdoor movie night and an 8th-grade graduation ceremony at the end of the year. Those new high school students move to Maine South High School, which receives an A. In many suburban Chicago communities, the high school is in a separate district from the elementary and middle schools. Maine South is in the Maine Township High School District 207. The school has an average 98% graduation rate and counts former First Lady, Senator and Secretary of State Hillary Rodham Clinton as one of its alums.

Nearby parks in Park Ridge

Ni-Ridge Park is across Cumberland Avenue to the west, named after its border-straddling location serving both Niles and Park Ridge. Parking along Chester Avenue is close to a colorful playground and a large 4-acre open area for soccer matches and other neighborhood pick-up games. A bit further west, but still only a mile away from most of the houses in Emerson Place, is Woodland Park, which has recently been renovated, adding pickleball courts and a pavilion. Golfers can become members through an invitation to the Park Ridge Country Club, which opened in 1906. Amenities include dining and entertainment events in the clubhouse and access to the pool and tennis courts.

Cash only at Goldy’s Grill

A small neighborhood commercial hub is about a mile west on Oakton Street, the main road facing the neighborhood. Among medical clinics and offices, fast-food joints and a bank, cash-only diner Goldy’s Grill serves breakfast and lunch to hungry locals. Don Juan’s Cantina’s owner has been known to greet customers as they enter or chat at their table. An enclosed heated tent provides an option for outdoor seating even when there is a little nip in the air. Yogli Mogli Frozen Yogurt is in the neighborhood for a refreshing dessert, and a nightcap can be enjoyed at Here’s Cheers Lounge, a neighborhood tavern with pool tables and a dart board. Trader Joe’s and Jewel-Osco are within 2 miles of the neighborhood for everyday essentials. The Golf Mill Shopping Center is just 2 miles north on Milwaukee Avenue. There are plans to convert the indoor mall into a mixed-use outdoor shopping center with residential, lodging and retail. That project is expected to be completed in 2027.

Niles Free Bus

The 411 Route of the Pace bus system is part of the Niles free bus service, which travels on Monroe Street and takes customers to various retail centers, including the Golf Mill Shopping Center. A transfer station at the mall also links to routes that serve the eastern part of Niles. Commuters live about a mile and a half from the closest Metra stop, the Dee Road station in Park Ridge, for the 35-minute trip to downtown Chicago.
