Oasis's walkable amenities centered around the waterpark
The Niles Park District Oasis Waterpark is a popular summertime attraction for residents of the Oasis neighborhood and surrounding communities to cool off. Walkability is the name of the game in this triangle-shaped suburban Chicago neighborhood, the park isn't the only game in town. Residents can also walk to the supermarkets and restaurants stretching along Milwaukee Avenue. For errands and commutes a bit farther away, nearby bus stops available.
Swimming lessons at the waterpark and the neighborhood playground
In the summer, residents can head to Niles Park District Oasis Waterpark to swim in the zero-depth pool or go down one of the three slides. “It’s definitely a huge part of the Niles community,” says Broker Mary Lusk with Compass. “It also has swim lessons and multiple summer camps there.” The park sells daily passes, season pass holders can enter an hour earlier. Triangle Park is also within walking distance of most homes. The fenced playground area has a swing set, picnic tables and equipment. To the east off of Howard Street, Tam O’Shanter Golf Course’s 9-hole public course overlooks the North Branch Chicago River, offering adult and youth golf leagues. Just a bit north along Oakton Street, the Niles-Maine District Library hosts weekly storytime readings in English, Spanish and Polish.

Recent New Traditionals alongside older Cape Cods
Most houses in Oasis are Cape Cods and ranch-style homes built in the 50s and 70s, though New Traditionals built between 2005 to 2024 represent a new trend with newer properties mingling in with the other housing, though still a bit more prevalent on the northern side of Kirk Street. The older homes typically sell between $300,000 and $550,000, while the New Traditionals range between $675,000 to $1 million. Shaded sidewalks run throughout the area, and some front yards feature younger saplings and bushes, with light landscaping.

A bit farther away, Crosby’s Kitchen Niles serves burgers, soups and cornbread, uniquely served in a skillet. “That location is at the corner of Touhy and Caldwell, and has been historically the location for failed restaurants,” Lusk says. “We decided to try it because it was right on the beaten path, and it was full. The food was great, the atmosphere was great. We think it’s going to be the first successful restaurant at that location.”

4th of July fireworks and Halloween decorating contests
In the summer, Niles Cruise Nights brings classic and antique cars to Golf Mill Park, along with food trucks and live music by local artists. People can set up their spots on the lawn with their own chairs and blankets, and the night closes out with a drone light show. For Independence Day, Niles partners with Skokie to throw a joint parade and festival with games, pony rides and face painting. For the fireworks show, the villages gift diffraction glasses to the first 2,500 people, and Lusk says people try hard to be in this group. “Kids get in fights in the driveway over who gets to wear them,” she says. In the fall, neighborhoods across Niles can enter in the Halloween Home-Decorating Contest and vote for the winners on Facebook.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
