Washington Park is just a small corner of Niles, situated in the northeast quadrant of Dempster Street and Milwaukee Avenue. While the neighborhood has its own amenities to support the community, its location means residents get a front row seat to how Niles is growing and changing. Just up Milwaukee Avenue is Golf Mill Shopping Center, which just got approval for demolition to turn it into an outdoor mall with new restaurants, shops and luxury apartments. “I wouldn’t say Niles has a downtown district, but the mall will be their main shopping district once they’re done,” says local Ralph Milito, broker with @properties, who has 32 years of experience selling in Niles. While the mall construction is just beginning, other restaurants and shops surround Washington Park on all sides for convenient access.
Split-levels and townhomes across Washington Park
Split-level and ranch-style homes make up most of the houses in Washington Park, sitting on small lawns with little front gardens along the fronts of homes. Sidewalks have young trees planted along them, with streetlights on the corners. Townhomes line the entirety of Washington Street, with sets of homes facing each other to form little grassy courtyards divided up by front walkways. Some people personalize their square of lawn with bushes and flowers. Properties across Washington Park sell at prices between $250,000 and $450,000.

Nearby Middle Eastern and Greek restaurants
Just north of Washington Park along Milwaukee Avenue, Papagalino’s Café serves Greek and American favorites, like spanakopita, gyros and burgers. Many people come here in the mornings for a pastry and a coffee. Down Dempster Street, Al Bawadi Grill’s menu features Middle Eastern and Palestinian dishes. The dining room’s curtains and upholstered chairs patterned with geometric shapes and light fixtures with tassels create a warm and intimate atmosphere. For groceries, residents can stop in Park to Shop Supermarket on the other side of Washington Street or drive 1.5 miles to Jewel-Osco.
About 1.5 miles north, Golf Mill’s shops have closed down in preparation for demolition. “Golf Mill Shopping Center is an iconic mall for anyone that lives near Niles,” Milito says. “It’s been kind of a dying indoor mall, but it’s been on the verge of a redevelopment of the entire mall. It’s going to be a mix of outdoor retail and high-end condos and offices.” The mayor and village board approved the $440 million development plan needed to complete the project in October 2024, and they anticipate it will take about a year and a half to complete.

Gemini Middle School's diverse student body
Students can walk to V.H. Nelson Elementary School, which sits in the northeastern corner of Washington Park and receives a B from Niche. B-plus-rated Gemini Middle School reports that its student body speaks over 40 languages, including Spanish, Polish, Assyrian and Gujarati. Niche also lists it as the No. 1 most diverse public middle school in Illinois. Maine East High School earns an A.

Free buses along Milwaukee Avenue and Dempster Street
Milwaukee Avenue and Dempster Street are the two main thoroughfares connecting Washington Park with the rest of Niles, which both have buses stopping along them at the restaurants and supermarkets. “They have a free bus service in Niles,” Milito says. “We used it as kids—jumping on the Niles three bus to go to Golf Mill Shopping Center. I don’t think I’ve seen any suburb anywhere with that.” Also down Dempster Street, Advocate Lutheran General Hospital is 1.5 miles west. Downtown Chicago is about 19 miles away, connected by I-94 or the Morton Grove Metra station, 2.5 miles away. Chicago O’Hare International Airport is 8.5 miles from Washington Park.
Winter ice skating and skateparks within walking distance
Off Washington Street, Washington Terrace Park’s playground sits alongside the tennis courts and baseball fields. Kids can also bring their skateboards to the skatepark here to learn new tricks. In the winter, IceLand Ice Arena features indoor and outdoor ice rinks, where the local hockey league plays. People can come for their public skating hours or reserve it for parties and private lessons.
Washington Park residents can attend local events like Family Kite Day in Morton Grove.
Washington Park pet owners can walk their dogs on the trails at Linne Woods Forest Preserve.

Niles and Skokie's joint Fourth of July celebration
In September, the Niles community gathers in Golf Mill Park to celebrate the end of summer with a classic car show and live music on the lawn. The night ends in a drone light show over the park. For the Fourth of July, Niles partners with the neighboring village of Skokie to put on a big parade and fireworks show. At the fireworks, the first hundred people who show up get special diffraction glasses designed to make the lights pop.
