Norcross is a small Gwinnett County town of around 18,000 people, 20 miles north of Atlanta. "Norcross gives you the best of both worlds," says Stephanie Newton, the city's downtown manager and director of arts and tourism. "The location is great, but it also has its sense of place. We're not a faceless suburb. Norcross feels like you're in a small town with a lot of character."
The central downtown area features a mix of locally owned businesses, art galleries and museums, highlighting the area's railroad history. To the north, historic neighborhoods and commercial regions line Peachtree Industrial Avenue, while to the south, established suburbs are close to schools in the well-regarded Gwinnett County School District. "There seems to be a great mix of everyone, and everyone is deeply engaged, and that's a positive for the community," Newton says.
Norcross is home to Atlanta Tech Park, a 43,000-square-foot office space that houses major employers. Locals also commute to Atlanta via Interstate 85, though many use Peachtree Industrial Boulevard to avoid heavy traffic.

Downtown Norcross has been steadily developing, with more housing projects bringing residents closer to amenities. "You see young families walking out with their strollers every evening," Newton says. Downtown is walkable, and there's parking in front of local shops. The area houses locally owned businesses in some of its earliest structures. Along the Georgia Air Line Railroad, places like Crossing Steakhouse occupy what was once the Norcross train station. "Trains still pass through every day, and yeah, it rattles a little when you're in there," Newton says. The ever-expanding Buford Highway is bustling with shopping and passes through several adjacent towns. Gwinnett County's only Trader Joe's is 3 miles away at the 500,000-square-foot Forum in Peachtree Corners, which features two levels of more than 70 retailers.

Historic housing and new apartment complex on Buford Highway
Norcross is a small town, just 6 square miles and still growing. "With many communities around us, major highways have been built in recent years, destroying some of the original architecture. But there are still plenty of older homes here, and the city takes pride in preserving that part of our history," Newton says. Norcross's median home price is $365,000, lower than neighboring Lilburn's $406,000 and Dunwoody's $653,500.
In 2024, the city opened The Clara By Broadstone, a 280-unit apartment complex on Buford Highway. In 2020, $1 million was invested in Broadstone Junction, a multiuse development with townhouses, lofts and recreational amenities, including a swimming pool and fitness center.

Beyond downtown, Norcross offers plenty of shops, restaurants and parks. "Our downtown is extremely walkable," Newton says. "I can think of three parks within a mile of downtown or less." Thrasher Park features an outdoor amphitheater that hosts many city events. A few blocks east, Betty Mauldin Park is home to Georgia's largest elm tree. On the south side of downtown, where the Norcross Nuggets' old baseball field once stood, Newton describes Lillian Webb Park as the heart of downtown. This 4-acre green space near the Norcross Cultural Arts & Community Center opens with a wrought-iron gateway leading to a three-tiered fountain.
In 2024, the city broke ground on Singleton Park and the over 3-mile Norcross Greenway trailhead, set to weave through the green space and connect neighborhoods by 2025.
