Chesterfield Heights is full of historic architecture, but it is also a model for creating sustainable coastal neighborhoods in Virginia. Over the course of 2023, a $112 million project was deployed to create a floodwall and berm against the Elizabeth River. Today, residents enjoy the rather self-contained nature of Chesterfield Heights, even though it’s a mere 2 miles to the heart of downtown Norfolk. The presence of major thoroughfares continues to connect this neighborhood to the greater tapestry of the city.

Historic homes in Chesterfield Heights

Development began around 1915 and peaked in the 1950s. As a result, homebuyers will often see a distinct spread in options, with prewar housing expressing a nostalgic charm, while the midcentury architecture feels contemporary, especially as this genre continues to remain popular. A large amount of the homes could be referred to as cottages, but there’s a good deal of variation within that designation here. For example, a two-bedroom prewar cottage with bungalow stylings and 1,000 square feet of living space can go for $155,000. Beyond such investment properties, there are larger 1,500 square foot cottages that reach into the $200,000s. Three-bedroom, two-bathroom midcentury cottages with a streamlined ranch vibe can go for $300,000. Mixed in with these homes are eclectic but complimentary historic homes, like redbrick foursquares, traditional stark white Colonials and sprawling Victorians.

Norfolk City public schools close to home

The Chesterfield Academy is centrally located in Chesterfield Heights, and enrolls over 300 students. Niche gives the school a B-minus in diversity. Ruffner Middle enrolls over 500 students and maintains a 12 to 1 student-teacher ratio. It earned a C-plus in diversity. B.T. Washington High is the neighborhood’s largest institution: 1,000 students attend. It scored a B-minus in clubs and activities. Over 50 extracurricular programs are available, from forensics to French. Additional academic heft is given to the neighborhood by the presence of Norfolk State University, which sits to the north.

Pick up the Elizabeth River Trail

While this neighborhood is very leafy, residents will most likely want to travel into downtown Norfolk for a proper park experience, considering that most of the space here is devoted to homes. Residents can pick up the Elizabeth River Trail at Harbor Stadium, just outside the neighborhood, and walk all the way downtown. Town Point Park offers a 7-acre strip of greenery to stroll along while locals observe the waterfront, too. Or there’s The Plot, more of an urban park where visitors will encounter public art and shipping containers repurposed as gardens.

Both grand and cozy eateries in Norfolk

Downtown Norfolk offers an abundance of shopping and dining options. At the Waterside market, patrons can walk in an open-air environment that mixes taphouses, live music and restaurants like Cogan’s Pizza. True to the Japanese minimalist style, Ichran Japanese Ramen offers up a few wooden tables, where customers are seen enjoying their piping hot bowls of broth. Straight to downtown with Tide Light Rail

The linear streetscapes in Chesterfield Heights feel suburban, with abundant sidewalks, tidy front lawns and large shade trees rising from backyards. There’s a Tide Light Rail station in the northwestern corner, making it a breeze to reach downtown destinations like the Chrysler Museum. Buses run in parallel across the neighborhood’s two main corridors, Kimball Terrace and Westminster Avenue. Plus, Interstate 264 runs along the north side, making it easy for drivers to run errands – an important amenity, considering that Chesterfield Heights is primarily residential.

Sporting events in the Tidewater region

Locals like to indulge in sports, whether that’s watching them or playing them. Harbor Park is home to the Norfolk Tides, and Baseball America once rated it the best minor league stadium in the country. Downtown, residents watch the Norfolk Admirals at the Scope Arena, along with 11,000 other hockey fans. When it’s time to work up a sweat, there’s the Kroc Center Hampton Roads.
