Easy access to Hampton Roads hubs from an understated Norfolk suburb
On the eastern edge of Norfolk, Newtown is a small community that doesn’t garner much name recognition, even for those that that have lived in Hampton Roads for many years. Its many commercial, commuter and health care centers, however, stand out. Virginia Beach Boulevard is a corridor of established and redeveloping retail centers, interspersed with major Sentara healthcare facilities. Nearby, drivers travel to Norfolk, Virginia Beach and Chesapeake on looping exits at the intersection of interstates 64 and 264. Despite the active roadways that surround Newtown, most who live in the area do so in a tucked-away subdivision shaded by mature trees and flowering bushes. Lea Marie Ngowakl, a Realtor with Atlantic Sotheby’s International Realty who has specialized in the Hampton Roads and Eastern Shore markets for 10 years, sums up the draw to life in Newtown. “There’s a lot of upward mobility and growth in Newtown where Norfolk and Virginia Beach intersect, some new businesses coming into strip malls. When you see that movement, it lends itself to community experiences. There’s public transportation with the highways right there, decent grocery shopping – it's an easy area to live in.”
Newtown townhouses from $160,000
Two quiet streets branch from Newtown Road, passing between Taco Bell, Wawa and Wendy’s and opening access to a winding, tree-shaded townhouse community that contains most of Newtown’s residences. Sidewalks line long rows of townhouses with between two and four bedrooms, many of which were built in the 1970s. A handful of strips have more modern, New Traditional stylings, and were built within the past decade. Cars park on the street, along curbs that border grassy, pocket-sized front yards, but Newtown’s back alleys are also pocketed by short, private driveways. Prices range from $160,000 to $260,000. “Norfolk is a very transitory area with a lot of military families. There can be a bit of sticker shock when you get your moving instructions. To get a townhouse in this price range is a struggle right now, it’s refreshing,” Ngowakl notes. Smitty’s Mobile Home Park has long been a neighbor to Newtown’s main townhouse development but was acquired by a developer in 2022. The property is expected to become an apartment and townhome complex.

Commuting on I-64 and I-264, HRT buses and Sentara Leigh Hospital
Interstates 64 and 264 intersect to the southwest of Newtown, offering straightforward access to Hampton Roads commuter hubs. By way of I-264, downtown Norfolk is around 7 miles away, with Oceana Naval Air Station around 15 miles in the opposite direction. I-64 starts commuters on a 13-mile drive to Naval Station Norfolk. Hampton Roads Transit buses make stops along Newtown Road, as well as throughout the office parks sprouting from Kempsville Road. The Tide Light Rail Train, also operated by the HRT, terminates at the nearby Newtown Road Station, offering a roughly 25-minute trip to the westernmost Fort Norfolk Station. Norfolk International Airport is around 6 miles away.
Much closer to home is Sentara Leigh Hospital, which anchors the collection of office parks, nursing home facilities and specialist offices on the other side of the Woodlawn Memorial Gardens cemetery. Beyond the general hospital, Sentara also operates the neighboring Brock Cancer Center. Opened in 2020, the center is a modern hub for oncological research and care, as well as the more holistic wellness services that support cancer patients’ quality of life through treatment.
Newtown residents have easy access to Virginia Beach via I-264.

Shopping and dining on Newton Road and Virginia Beach Boulevard
Past the fast food restaurants closest to the neighborhood, Newtown Road’s nearest strip malls position global cuisines served in casual dining spaces just across the street from Newtown. Between auto-parts stores and pawn shops, diners can stop into Saigon #1 for pho and other Vietnamese favorites or enjoy a margarita and Mexican staples at Los Cuates Taqueria. Virginia Beach Boulevard is a much busier thoroughfare, lined with car dealerships, strip malls and larger shopping centers. While the Military Circle Mall has been reduced to a few anchor tenants as redevelopment plans for the space take shape, nearby shopping centers maintain busy parking lots thanks to national names like Costco, ALDI and Walmart.

A short trip to Poplar Hall Park and Virginia Beach
Beyond taking a walk or biking around the townhouse community, getting active or spending time in nature requires leaving Newtown. Poplar Hall Park is a few miles west, cradling a collection of baseball diamonds and playground equipment in a forested, 9-hole disc golf course. The Hampton Roads Sports Academy is also nearby, offering an indoor space for kids to practice their swings. Long, sandy stretches of shoreline meet the waves of the Atlantic Ocean about 13 miles away in Virginia Beach.

Developing a STEAM culture at Booker T. Washington High
Kids will attend kindergarten through eighth grade at Lake Taylor School, which earns a C from Niche. Booker T. Washington High School also earns a C. Known for its Academy of Visual and Performing Arts program, BTW was also designated as a STEAM high school by the district in 2023. The career clusters, problem-based and project-based learning, industry experience and schoolwide STEAM culture shift are set to be introduced in stages over the next four years.
