Suburban living in Westmoreland County
Situated on the western edge of Westmoreland County just outside the Pittsburgh city limits, Penn Township offers a quiet suburb with rolling terrain, a place where nature provides the bucolic backdrop for a wide variety of homes, high-quality schools, and surprisingly close dining and grocery amenities. “It’s really got a country feel but it’s only 40 minutes to downtown Pittsburgh,” says local Realtor Danette Westervelt of RE/MAX Heritage. The township is part of the award-winning Penn-Trafford School District, which Niche ranks as the second-best school district in Westmoreland County.
Residential subdivisions, new construction and townhouse communities
Penn Township features a mix of established neighborhoods and new construction communities. Split-level, Cape Cod and ranch-style homes date to the mid-1900s and sit side-by-side on quiet residential streets. Prices for older single-family homes typically range from $175,000 to $450,000, and custom builds with larger lots can sell for $375,000 to $750,000. Lot sizes generally increase around the outskirts of town, with some properties sitting on up to several acres of land. Those looking for more recent construction will find New Traditional homes built around the early 2020s selling for $500,000 to $775,000. There are also several townhouse developments in Penn Township, and traditional two-story townhouses typically sell for $300,000 to $415,000. The township’s overall CAP Index crime score is 1 out of 10, the lowest possible score and significantly lower than the national average of 4.
Dual enrollment program at Penn-Trafford High School
The Penn-Trafford School District earns an overall grade of A from Niche and has an average student-teacher ratio of 16-to-1. Students can attend the A-rated McCullough Elementary School and Penn Middle School before moving on to Penn-Trafford High School, which scores an A-minus. The high school’s dual enrollment program allows teens to earn college credit from local colleges and universities like Westmoreland County Community College, LaRoche University and Seton Hill University. It also boasts several award-winning athletic programs, including its field hockey team, which won eight consecutive Western Pennsylvania Interscholastic Athletic League Class 2A championships from 2016 through 2023.
Municipal Park Complex, Bushy Run Battlefield and nearby golf courses
The Penn Township Municipal Park Complex serves as a recreation hub in the center of town. It features various athletic facilities, walking paths, a playground and a small fishing pond stocked with trout. Next to the park is the Penn Area Library, which offers educational and recreational programs for all ages. The township is also home to Bushy Run Battlefield, which stands out as the country’s only historic site and museum entirely dedicated to Pontiac’s War. The battlefield was the site of a major British victory over several Native American tribes in 1763, marking a critical turning point in the war. Visitors can learn more about the war through the museum and visitor’s center, guided battlefield tours and events like the seasonal Bushy Run Market. Golfers can play a round at the Irwin Country Club and Manor Valley Golf Course, both of which offer public 18-hole courses. At the private Westmoreland Country Club, members have access to an 18-hole golf course, an outdoor pool and a racquet sports complex.
Local restaurants, Penn Crossing shopping center and Westmoreland Mall
With restaurants scattered throughout town, Penn Township hosts a variety of flavors. Olives and Peppers is known for its traditional Italian dishes, while SchoolHouse Tavern offers a local gastropub with American classics, live music and an outdoor patio. Sweet Buzz Bean & Bistro is a go-to spot for coffee, and The Nest Restaurant serves up fresh seafood over white tablecloths. For errands, the Penn Crossing shopping center features spots like Giant Eagle Supermarket and Eastwood Hardware. Residents are also less than 15 miles from the Westmoreland Mall, which has more than 170 different shops and restaurants. As the largest shopping destination between Pittsburgh and Lancaster, it’s also home to Live! Casino Pittsburgh.
Access to the Pennsylvania Turnpike and Pittsburgh commutes
With no public transportation and several major thoroughfares passing through the community, Penn Township is largely car-dependent. Residents have access to Interstate 76, which winds through the western half of town and is also known as the Pennsylvania Turnpike. The turnpike connects with U.S. Route 22 and Interstate 376, which leads about 23 miles west into Pittsburgh. Arnold Palmer Regional Airport is 21 miles away, and Spirit Airlines offers direct flights to two destinations: Myrtle Beach, South Carolina, and Orlando, Florida. For trips to other destinations, Pittsburgh International Airport is around 40 miles from Penn Township. Forbes Hospital is less than 10 miles northwest and boasts the only Level II Trauma Center in the eastern suburbs of the Pittsburgh Metro Area.
Chili cook-off and carnival rides at the Penn Township Fall Festival
The township hosts various events at the Municipal Park Complex. Each September, the Penn Township Fall Festival celebrates the beginning of autumn with live music, a car cruise and a chili cook-off. There are also carnival rides, food vendors and family-friendly activities at the festival. On Friday nights from May through August, the township’s food truck and music series brings residents together for local flavors and tunes.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
