Davisville is a quiet suburb in the heart of North Kingstown experiencing growth as both homebuyers and investors are realizing its appeal. “The area is gaining attention because it offers the same amenities as East Greenwich without having to pay the price,” says Brian DuPont, a Realtor with Real Estate Masters who has been selling homes for over 40 years.
The community, conveniently located near Route 1, features a mix of housing styles, with wide sidewalks lined by established ranch-style homes built in the 1950s and new single-family homes developed in the early 2020s. Homebuyers can get a 3-bedroom ranch-style home for $350,000 to $500,000 or a new colonial home with 3-bedrooms for $500,000 to $650,000. Most homes have quarter-or-half-acre lots and fenced-in yards, with the price increasing with the size of the lot and the number of updates. The Kingstown Mobile Home Park, a community of 125 one-and-two-bedroom manufactured homes, is part of the neighborhood and sells units for $75,000 to $125,000. “There’s not a lot on the market. When something comes up, people tend to hop on those homes,” says DuPont.
The neighborhood’s McGinn Park attracts residents of all ages with 37-acres of outdoor spaces. With three baseball fields, two tennis courts, a soccer field, an inline skate park and lights for late-night basketball on two basketball courts, the park is a popular destination for play. There’s also a track available for a leisurely stroll around the park. The nearby Wide World of Indoor Sports offers the opportunity to get involved with youth and adult leagues, including soccer, lacrosse and field hockey, making it easier to stay active during North Kingstown’s snowy winters. For golf lovers, the North Kingstown Golf Course is just 3 miles away and offers both 9-hole and 18-hole courses for all experience levels. Residents also enjoy access to Rhode Island’s coast, with small beaches like the Compass Rose Beach just 4 miles away.
Children in the neighborhood attend the North Kingstown School District, ranked the 3rd best school district in Rhode Island by Niche. Students in grades K-5 can walk to Stony Lane Elementary School. Students then move on to Davisville Middle School and North Kingstown Senior High School, all of which earn an A from Niche and have a student-teacher ratio of 13 to 1. Private school options include Rocky Hill Country Day School, which earned an A+ from Niche and serves grades K-12.
Residents are close to The Shops at Quonset Point, where they can pick up groceries at Dave’s Fresh Marketplace, Rhode Island’s own locally owned and operated grocer, and stop by HomeGoods and Kohl’s. Across the street, the Seabee Museum and Memorial Park honors Davisville’s history as the original home of the Seabees, the former site of the Davisville Naval Construction Battalion. Today, the Battalion has been transformed into the Quonset Business Park, which houses 200 companies that employ over 13,000 people in Rhode Island. Quonset’s Port of Davisville is an important investment for Rhode Island, positioning the town as one of the top 10 auto importers in the country.
Just minutes from Post Road, a major thoroughfare in North Kingstown, residents can easily travel to nearby restaurants. “Davisville is close to Wickford Village on the water, which is great for outdoor dining in the summer,” says DuPont. Restaurants in this area are known for their seafood and views of the sunset, which is no surprise given their waterfront location. For take-out, Roy Boy’s Clam Shack offers up New England-style clam cakes. Before heading home, stop next door at Master Homemade Donuts for classic glazed and jelly-filled donuts.
