On Narragansett Bay in far northern North Kingstown

Once a Narragansett Native American summer village, then 17th-century farmland, Mt View’s current narrow residential streets were platted in the early 1920s. They haven’t changed much in the hundred years since, though most of the standing today were built in the 1960s or later. The northern North Kingstown neighborhood is still sought after for its quiet, almost rural atmosphere and proximity to Narragansett Bay. “While there are no boat launches in the neighborhood, residents have beach access, and anyone can kayak or swim on the bay,” says Realtor Mark Raymond of Residential Properties, who’s lived in North Kingstown for over 30 years. Realtor Toby Kimball with Residential Properties, who has decades of experience in the local market, says the area’s home prices are competitive, for now. “It ranges from the low $400,000s, for homes that need a lot of work, all the way up to over a million, for the ones that are right on the water,” he says, observing that the spectrum is “low for Rhode Island.”

Home prices rise closer to Narragansett Bay

Weathered cedar shingle-clad Cape Cod cottages and bungalows with white-painted wooden siding fill Mt View’s grid-patterned streets between slightly larger, but equally coastal, Colonials and ranch-style homes. Windswept scrubby pine trees, beach grass and ferns fill narrow side yards, and short driveways extend directly to the street, uninterrupted by sidewalks. “It has a lot of little, tiny houses,” Kimball says. “Some of them should probably be torn down,” he adds, observing that many of the oldest homes have not been maintained well, though some of the waterfront homes have been updated recently. “Homes on the water can sell for over $1 million. But homes off the bay are less expensive. You have the same water access, just not the same bay view,” Raymond says, observing that sales prices for inland homes run anywhere from around $300,000 to $625,000.

Highly rated North Kingstown schools

Mt View students attend North Kingstown Public Schools, which allows school choice between kindergarten and eighth grade. The neighborhood is zoned for Forest Park Elementary and Davisville Middle. Both schools earn A grades from Niche. North Kingstown High, also A-rated, is the district’s only high school. High schoolers in the Running Start Program receive dual high school and college credit during their senior year.

Quidnessett Country Club, Quonset/Davisville Bike Path nearby

The private Quidnessett Country Club is north of Mt View, and features an 18-hole golf course overlooking the Narragansett Bay, an outdoor pool and an upscale clubhouse restaurant. At the opposite end of the neighborhood, the Quonset/Davisville Bike Path follows Pettee Avenue. The quiet trail meanders south to the swimmable Calf Pasture Point Beach, then curves southwest toward the Quonset Point commercial district. Close to the end of the path, the Seabees Museum & Memorial Park honors the U.S. Naval Construction Force.

The Shops at Quonset Point feature national chain retailers

For groceries, there’s a Dave’s Fresh Marketplace in The Shops at Quonset Point plaza about 5 miles southwest of Mt View. It’s bookended by a HomeGoods and a Kohl’s. The surrounding commercial district has several fast-food restaurants, including Chipotle and Burger King, as well as a few regional chains, like D’Angelo, known for its grilled sandwiches.

Quonset State Airport’s industrial park houses local employers

The civil-military Quonset State Airport, nearly 8 miles south, is home to Air and Army National Guard aviation facilities. The adjacent industrial park has accompanying training facilities, alongside other local employers, like Toray Plastics and Fujifilm Electronic Materials. Rhode Island Public Transit Authority, or RIPTA, bus stops are available along Davisville Road, near the airport, but service does not extend to Mt View. U.S. Route 1 runs north-south a few miles west of the neighborhood, connecting to Providence, the state capital and a big regional employment hub. The nearly 20-mile drive can take as little as 45 minutes, depending on traffic.
