Like many of the neighborhoods in North Lauderdale, Kimberly Village is attractive to those who otherwise would be shut out of South Florida’s homebuying market. The neighborhood features non-HOA ranch-style homes built primarily between the late 1960s and early ‘80s. “Single-family homes in North Lauderdale are lower-priced than in other cities around it,” says Max Chouloute, who has sold three homes in Kimberly Village for Nextup Luxury Realty. “People who are able to afford a home here would have to get a townhome in another city.”
Realtor says neighborhood is well kept.
The homes typically front sidewalks and include standard features such as driveways, attached garages and ample yard space. Many front yards feature custom landscaping. Backyards are large enough for in-ground pools. Mary Cuellar, a real estate specialist with Partnership Realty Inc., who has sold property in Kimberly Village, describes a “quiet and well-kept” neighborhood where residents take good care of their property in lieu of an HOA. Prices range from the mid-$300,000s to the low $500,000s. Contemporary townhouses with traditional designs are priced in the $300,000 range. HOA fees are less than $200 a month. The neighborhood is not prone to flooding, but wind damage is a concern, especially during hurricane season.

Residents have easy access to shopping and dining at a neighborhood retail center. Key Food Supermarkets provides a convenient grocery option, while nearby eateries are highlighted by Dutch Pot Jamaican Restaurant. Home Depot, Aldi and Publix are located nearby along U.S. Highway 441, a commercial corridor known locally at State Road 7. A Walmart Supercenter is located about 2 miles north along the corridor.

Bicentennial Park is a tranquil green space that offers a paved walking path and a playground in a waterfront setting beside a neighborhood canal. Additional walking space can be found at the Herman and Dorothy Nature Preserve, also in the neighborhood. Just blocks away are two of the city’s premier recreation centers. The Jerry Resnick Aquatic Center features a junior Olympic-sized public pool, a waterslide and a water playground. The center’s signature event is April Pools Day, which includes food, music and water-safety demonstrations. The Jack Brady Sports Complex features baseball diamonds and multi-purpose fields for youth sports competitions. The complex also is home to community events such as Winterfest and the Multi-Cultural Festival. The nearby Leo Goodwin Teen Center also hosts events, including the Mayor’s Chess Challenge, and offers a variety of social activities. Champions Hall Community Center in neighboring North Lauderdale Estates offers rental space for private functions and hosts holiday events. The Pompano Beach oceanfront, featuring the 900-foot-long Fisher Family Pier, is about 10 miles east.
