Just 5 miles from the South Shore of Long Island, North Massapequa, a hamlet within the Town of Oyster Bay, is surrounded by nature and highly rated school districts with shopping and dining only a few minutes away. “You don’t go to North Massapequa because you want to be on the water, but it’s still a great town,” says Philip Donnellan, an associate broker at Deans R E & Moving Homes and a Massapequa native with 19 years of experience selling in the area. “It’s very similar to Massapequa — it’s a very community-focused feel.” Living in North Massapequa makes residents a part of the larger Massapequa community, which includes Massapequa and Massapequa Park. Massapequa brings everyone together for local events, while Massapequa Park has popular restaurants and retailers in its downtown area. The area has more than 18,000 residents with a median age of 44. Top employers in the city include educational services and health care.

Single-family homes in classic and 1950s styles

Cape Cod, Colonial Revival, split-level and raised ranch-style homes dot North Massapequa’s quiet, sidewalk-lined streets. Pools are a common addition to many local backyards. Homes here are primarily single-family builds that start at around $500,000, though they can sometimes dip into the $400,000 range if they need major renovations. Most homes stay below $900,000, but even without a waterfront, new five-bedroom homes can climb as high as $1.4 million. The median home price is $710,500, which is above the national median of $418,700 reported by the National Association of Realtors. According to data provided to the FBI, violent and property crimes are below the national and state average in the Nassau County area.

Plainedge, Farmingdale, Massapequa school districts each get an A

North Massapequa is split among Plainedge Public Schools, Farmingdale School District and Massapequa Public Schools. Plainedge receives an A-minus from Niche, while Farmingdale and Massapequa receive an A. According to Donnellan, locals pay close attention to which school district their prospective homes are in. “It’s a big thing,” he says. “People who went to Massapequa High School say they want to be in Massapequa schools, and people who grew up in Massapequa in Plainedge schools say the same thing about those schools. It’s the same for Farmingdale schools. It’s because it’s what you knew, what you grew up with.” Most of North Massapequa is taken up by the Plainedge school district.

Commuters use Southern State Parkway and Massapequa train station

While the community is landlocked, Donnellan says the tradeoff is its proximity to major highways, including the Southern State Parkway, Bethpage State Parkway and Seaford-Oyster Bay Expressway. Many residents who work outside the city commute into New York City using the Southern State Parkway, traversing the 38 miles in 45 to over 90 minutes, depending on traffic. The Southern State Parkway also leads to the John. F Kennedy International Airport, 20 miles away. “If you drive your commute, you’re that much closer to the parkway,” Donnellan says. Those not taking their car into the city use the Long Island Rail Road’s Massapequa station, 2 miles away. From there, the train arrives at Penn Station in about 50 minutes. For medical services, CityMD Massapequa Urgent Care is 2 miles away.

Hiking and fishing in the Massapequa Preserve

Long Island sees all four seasons, and North Massapequa has outdoor recreation for the muggy summer months and indoor facilities for the snowy winter weather. The area contains part of the Massapequa Preserve, a 432-acre green space full of hiking trails and bike paths where locals can get out and enjoy nature. “It’s serene and tranquil,” Hardiman says. The Bethpage Bike Trail runs through it, leading nearly to the waterfront to the south and Bethpage State Park to the north. The park’s lake is also popular among local fishermen. “They have a fishing bridge just north of Clark Boulevard that was put up when I was in fifth or sixth grade,” Donnellan says. “And it’s been there ever since. It’s maybe a 12-foot bridge, but it’s a cool little bridge, and every year, the Town of Oyster Bay stocks the lake for fish.” Plainedge Park is popular for its turf-covered baseball and soccer fields, where many local teams practice and play. During weekend games, a snack stand sells hot dogs, churros and other snacks and drinks. Nearby, The United Skates of America offers an indoor skating rink and an arcade, making it a favorite stop for indoor entertainment.

Dining along Broadway

Shopping and dining within North Massapequa are concentrated along Broadway. Broadway Gourmet Bagel & Deli is a popular spot to start the day or grab a quick lunch. Saverio’s Authentic Pizza Napoletana is a go-to spot for wood-fired pizza and The Village Pub has live music on the weekends. In the neighborhood's southwest corner, a little shopping center houses several popular restaurants, stores and salons, nail spas and banks. For more variety, Massapequa Park’s walkable downtown is about 2 miles away and has other retail and restaurant options.

Holiday parades, concerts in John J. Burns Park

Residents participate in most of Massapequa’s yearly events, including its Memorial Day and Veteran’s Day parades. During the summer, John J. Burns Park, which is 4 miles away, hosts free weekly outdoor concerts. According to Donnellan, a wide range of music genres are represented at the concerts, from hip-hop to old-school bands like The Zombies, who played in the park a few years ago.
