North Miami Beach City Center is near Miami but has lower home costs

Just 11 miles from downtown Miami and 14 miles from Fort Lauderdale, North Miami Beach is surrounded by a patchwork of major roads and highways. It’s a well-connected city with access to Maule Lake and, eventually, to the ocean through Haulover Inlet. The entire city is known for this convenience, paired with lower home costs than are typical in Miami — and that’s just as true for North Miami Beach City Center. True to its name, it sits at the heart of the city, carrying many of the same benefits. “It’s a very convenient location to be in — restaurants, shops, highways,” says Tatsiana Hladkaya, a Realtor at London Foster Realty who has sold homes in the area, especially nearby Aventura and Miami, for 15 years. She adds that it’s close to two major airports as well as to Aventura Mall, the third-largest mall in the country.

Condominiums and single-family houses with prices on the rise

North Miami Beach City Center has a mixture of condominium complexes and single-family houses. Many of its condominiums are smaller low-rise buildings, but there are several mid-rise options as well. Condominiums vary greatly in price, in part because they can be so small. One-bedroom condos start at about $150,000 and usually max out at around $350,000. Single-family houses generally cost more, starting just shy of $500,000 for a small house in need of updating and climbing to about $800,000 for a larger, fully updated house. Hladkaya says that prices are on the rise as more development comes to the area. “So if you’re looking in the future, it’ll become more developed and attractive for the developers and new residents,” she says.

Local restaurants and markets, a short drive to Aventura Mall

North Miami Beach City Center is highly residential, but most of its businesses and restaurants are strung along Northeast 19th Avenue or Northeast 163rd Street — especially the latter, which sits south of the canal. CAO Bakery & Café is a Cuban-American bakery that offers staples like pastelitos and croquetas, and just down the road, Las Delicias Colombianas is known for its bandeja paisa, which includes dishes from the Paisa region of Colombia like rice, fried plantain, fried egg, chorizo and beans. A few small food markets like Chung Hing Oriental Market and La Criolla Food Market dot City Center, but larger stores are also nearby. Walmart is just over a mile away, while Publix and ALDI are about 2 miles away. North Miami Beach itself doesn’t have a huge shopping district, but it’s not too far from major shopping destinations. Aventura Mall, the third-largest mall in the country, is about 3 miles away, offering access to dozens of recognizable brands and popular restaurants. Although it’s much smaller in comparison, Bal Harbor Shops is another popular mall about 6 miles away.

Annual music and kite festivals just a few miles from home

The NoMi Music Fest draws thousands to enjoy live music at Cagni Park, which is about 3 miles away from City Center. Hladkaya says the annual Kite Festival is another big draw. During the festival, which is held about 5 miles away at Haulover Park, people gather to fly hundreds of colorful kites of sea creatures and birds.

Science programs at North Miami Beach Senior High

Miami-Dade County Public Schools earn an A-minus from Niche. Children in North Miami Beach City Center can attend Fulford Elementary School, which has a C-plus, and John F. Kennedy Middle School, which has a B, before moving on to North Miami Beach Senior High School. The high school has a B-minus and its BEAT magnet program offers academic and vocational classes in biomedical and environmental fields.

Abundant athletic spaces, an ancient monastery and nearby hiking

In North Miami Beach City Center, nearly every resident is a short drive or walk from a green space. Snake Creek Park has a dozen soccer fields, making it a go-to spot for local games and practices. It’s located right next to the North Miami Beach Library. Victory Park is known for its outdoor pool, which has a water slide in the main pool and play equipment in a shallow pool for little kids. Judge Arthur Snyder Tennis Center has over a dozen tennis courts and sits at the edge of The Ancient Spanish Monastery. The monastery’s name isn’t a misnomer, either. Originally built in Spain between 1133 AD and 1141 AD, the monastery was transported to the States and rebuilt in its current location in 1925. Today, the building and its gardens are a tourist destination, an active Episcopal church and popular wedding venue. Residents are also drawn to the neighborhood because of its proximity to major parks. Just a mile away, Greynolds Park offers a playground, hiking trails, kayaking and a public 9-hole golf course. About 2 miles away, Hladkaya says that Oleta River State Park offers “different entertainment like yachting, boating, and you can do picnics there. It’s a great place to invest in the South Florida lifestyle.” The beach is also just a short drive away, Hladkaya says. Haulover Beach is only 4 miles away — a drive that takes between 10 and 15 minutes, depending on traffic.

Highways and a high-speed train in nearby Aventura

U.S. Route 1 and Northeast 163rd Street, which is also known as state Road 826, pass through the neighborhood, and it takes a few minutes to hop onto state Road 909, also known as Dixie Highway. Just 3 miles away is Aventura’s Brightline station, which houses a high-speed passenger train. On the way to bringing passengers to Miami and Orlando, the train also stops in Fort Lauderdale, Boca Raton and West Palm Beach. Fort Lauderdale-Hollywood International Airport is 13 miles away and Miami International Airport is 17 miles away. Mount Sinai Skylake Medical Center is just over a mile from home.

Hurricane season and flood zones in North Miami Beach City Center

Just like the rest of Florida, hurricane season is a big part of life in North Miami Beach City Center. First Street, a climate risk data organization, says that the neighborhood has an extreme risk of high winds and a moderate risk of flooding. FEMA, the Federal Emergency Management Agency, indicates that the homes most at risk are those near the canal; some of these homes are placed in Flood Zone AE, which means they have an annual 1% risk of flooding. The neighborhood’s CAP Index Crime Score is 5 out of 10, slightly higher than the national average of 4.
