Black Point is a rural retreat tucked away in the rolling slopes of Marin County between the small city of Novato and the gentle waters of the San Pablo Bay. The neighborhood’s winding, country roads and bayside views give it a secluded feel, but it’s only a short drive to shopping and dining in downtown Novato. “It’s very wooded. It’s hilly and you feel like you’re in nature, but it’s still only five minutes from major shopping centers,” says broker Kyle Frazier of Compass Real Estate, who sells in the area. “You’ve also got excellent proximity to wine country.”

Hiking in the hills
Residents can hike close to home at Vince Mulroy Nature Reserve, formerly known as Black Point Nature Reserve. This protected land is a hotspot for birdwatchers hoping to catch a glimpse of chickadees, scrub-jays and woodpeckers. On the banks of the Petaluma River is the Black Point Boat Launch, where sailboats and fishing boats are a common sight. Avid golfers tee up at the Stone Tree Golf Club at the opposite end of the community, an 18-hole course has rolling fairways, a driving range and a clubhouse with an outdoor terrace. Residents are also just minutes from Deer Island Preserve, a 154-acre nature reserve overlooking east Novato. It’s a great place for spotting roaming herds of deer, red-shouldered hawks and wetland wildflowers blooming in the spring.

Homes in the hills overlooking San Pablo Bay
Located in the hills near the Petaluma River and San Pablo Bay, Black Point primarily features an eclectic mix of early and mid-20th century homes amid bountiful open space and natural surroundings. Homes in this area are nestled amid California greenery, and some offer views of rugged mountaintops while others look out over the deep blue bay waters. Homes in the area typically list for between $800,000 and $1 million depending on size, age and acreage. “It’s very reasonably priced for the area. Some of the homes have been very well-kept, but there are also some fixer-uppers properties,” says Realtor Bernadette Krystow of Engel & Volkers.

Local dining, big box stores and chains
Rossi’s Deli, Market and Bait is one of the few local restaurants in the neighborhood. It’s a popular roadside shop where hikers, boaters and kayakers stop off for deli classics while picking up necessities for a day on the water. Vintage Oaks shopping center is just south of Black Point and features a Costco, Target, Petco, several chain restaurants and a Cinemark movie theater. Additional grocery options include Whole Foods Market, Trader Joe’s and Safeway, all within 5 miles of Black Point. Downtown Novato is a thriving, walkable district with boutique shops, specialty stores, independent eateries and cafes with breezy outdoor patios. It’s home to attractions like the Novato Theater Company, which puts on exciting renditions of classic dramas, comedies and tragedies.

Public schools with B ratings
Students in Novato attend nearby Olive Elementary School, which holds a B rating from Niche. Built in 1952, Olive Elementary serves around 360 students every year from a diverse array of cultural and ethnic backgrounds. Students move on to B-rated Sinaloa Middle School for grades six through eight, while upperclassmen attend B-plus-rated San Marin High School. San Marin High offers several specialty tracks for students interested in careers in science, technology, engineering and math.

Black Point is bordered by Sears Point Road and the Sears Point Bridge, a local route that offers a way to get to the Sonoma County countryside and its world-famous vineyards. The neighborhood is 4 miles from U.S. Route 101, a major California roadway that offers a quick connection to San Francisco and the Golden Gate Bridge, about 30 miles south. It’s also just several miles from the nearest SMART Train station, a local passenger rail service that transports people as far north as Santa Rosa with nearly a dozen stops along the way. For flights to domestic and international destinations, it’s about 50 miles to the San Francisco International Airport.
Black Point residents travel to the SF Ferry or Sonoma County airport on a nearby SMART train.
