Big changes coming to doorstep of Washington Dulles International Airport
Oak Grove consists of only 1,000 houses northeast of Washington Dulles International Airport, but it’s unlikely it’ll stay that way for long. The Loudoun County government recently approved a major development in this unincorporated community 30 miles from Washington, D.C. Called Rivana at Innovation Station, the mixed-use community will bring 460,000 square feet of retail, a performing arts theater and thousands of apartments to the southeast corner of Oak Grove. The project, expected to be operational by 2027, would be the latest to transform the area. When Jack Dye opened Jax Automotive in the neighborhood 30 years ago, the business was surrounded by trees, he says. Today, there are townhouses to the north and a mass of industrial buildings to the west.
Townhouses along Oakgrove Road
Houses are bunched in the northeast corner of the neighborhood, where townhouse communities line either side of Oakgrove Road. Some of these colonial-inspired townhouse complexes are run like condo communities, with annual dues and a board. Most communities come with amenities that include swimming pools, playgrounds and outdoor paths with fitness equipment. Prices start around $440,000, climbing to $700,000. At the north end of Oakgrove Road is a single loop of detached homes with Colonial Revival and Cape Cod features. Price tags for those houses vary from $845,000 to $940,000.

Cyclists and horses travel the W&OD trail
Despite the growth over the years, Oak Grove’s houses still back up to “the skinniest park in Virginia.” Nearly every home is within a mile of the trailhead for Washington & Old Dominion Railroad Regional Park, a 45-mile trail that follows a defunct railroad bed. Walkers, bikers and bladers can travel the paved path through woodlands and past painted murals, while equestrians clomp down the parallel gravel trail on horseback. Golfers can choose to tee off at the semiprivate Sterling Golf Club to the north or the public Herndon Centennial Golf Course to the east. Locals have to drive 10 miles to reach Algonkian Regional Park, but it’s possible to spend all day at the 830-acre greenspace on the bank of the Potomac River. Kids play at Volcano Island Waterpark, while adventurers set out on the serene waterfront. “I don’t think I’ve ever been where I haven’t seen someone out in a kayak or a paddleboard,” says Amanda Davidson, an associate broker at Real Broker who has been selling homes in the region for more than 15 years.
Collins Aerospace backs STEM program at Sterling Middle
Students are zoned to Loudoun County Public Schools, ranked the fourth-best Virginia school district by Niche. Children can start at Forest Grove Elementary School, graded a B-minus by Niche. Kids may progress to C-plus-rated Sterling Middle School and Park View High School, graded a B. Students at Sterling Middle can participate in the school’s STEM program which includes classes and projects in computer science and space science. This program receives support from companies operating nearby, such as Amazon and Collins Aerospace.

Thirty miles to Washington, D.C.
Residents live within 4 miles of Washington Dulles International Airport, which flies to 140 domestic and international destinations. The airport’s flight paths generally don’t route planes directly over Oak Grove, limiting noise. The noisiest aspects of the neighborhood are State Route 606 and State Route 28, though most homes are at least 500 yards from the highways. The 30-mile commute to Washington, D.C., along State Road 267 can take up to an hour and 10 minutes. Commuters may catch the train at Loudoun Gateway Metrorail Station, 4 miles away, to reach Washington, D.C., in about 75 minutes.
Shopping in nearby Herndon
The town of Herndon sits immediately to the east, providing plenty of shopping within 2 miles of Oak Grove. Locals can stop along Elden Street to pick up groceries from Fresh World supermarket, shop at Kohl’s or catch a movie at AMC Worldgate 9 theater. Back in Oak Grove, a pair of Pakistani restaurants serve lunch and dinner within 5 minutes of residents’ front doors. In addition to Jax Automotive, Dye owns TJ’s Diecast Toys in Oak Grove. Dye named the store after his son when he was 8 years old, and Dye’s son still helps run the store when he’s home from college. Locals also have a Wawa gas station, dry cleaner and Dunkin’ coffee shop within a mile of their homes. There’s not much nightlife, though Crooked Run Fermentation pours beer, wine and cider until 11 p.m. on the weekends. Hindu Temple of Virginia and Oak Grove Baptist Church offer places to worship in the neighborhood, while masjids and synagogues are within 5 miles.

Food, comic book events at Dulles Town Center
TJ’s sponsors a local diecast club with 600 members, and the store usually hosts meetings and toy shows on Sundays. “Last Sunday we had about 400 people here,” Dye says. Residents can find a way to spend a weeknight or a weekend at Dulles Town Center, a shopping and dining complex 4 miles away. It hosts events weekly, from arts clubs to cooking classes. There are annual events too, such as the amassing of food stalls at May’s DMV Halal Market and the gathering of costumed attendees at Nova Comic Con in June.
