Live in the hills overlooking Downtown Oakland
As the name suggests, Hiller Highlands is perched in the hills overlooking downtown Oakland and San Francisco Bay. Homes are built into steep, brush-covered slopes and feature large windows so residents can enjoy some of the best views in the city from their living rooms. While the neighborhood feels slightly removed because of its skyline locale, it’s only a short trek from dining, retail and outdoor recreation. “Everything you need is five minutes away by car, and the neighborhood has very little through traffic,” says Adam Betta, a real estate agent with The Corcoran Group who has lived in Hiller Highlands for seven years.
Unlike most Oakland neighborhoods, Hiller Highlands features primarily new construction, an unfortunate result of the Oakland firestorm of 1991 that ravaged the Oakland Hills and destroyed thousands of homes. As a preventative step, the Hiller Highlands homeowner’s association now requires residents to pay an annual fee for seasonal brush clearing. There are multiple fire stations in the area, but wildfires remain a risk for this part of the city.

Townhomes built in the 1990s after the Oakland fire
The neighborhood is mostly made up of townhomes built in the mid-1990s. They typically feature a garage with one- and two-story living quarters directly above. Extra-wide windows not only provide stunning views but allow interiors to get plenty of sunlight, while backyards have enough room for gardens and landscaping. “I like living in a townhouse because there’s a great sense of community and less upkeep than a single-family home,” Betta says. Home prices are fairly uniform, consistently selling for between $1.2 million and $1.5 million. Insurance rates are high because of the threat of wildfires.

Highland Country Club and outdoor recreation
Highlands Country Club is a members-only club at the heart of the neighborhood with a fitness center, tennis courts, putting greens and a swimming pool. Just up the road is Sibley Volcanic Regional Preserve, where hiking trails are etched into steep, meadowy hillsides. The Grizzly Peak Overlook is a great place to watch the sunset melting over the San Francisco Bay. More hiking, biking and horseback riding can be found at the 208-acre Claremont Canyon Regional Preserve, about 3 miles away.

Students can attend schools in the Oakland Unified School District, which uses a lottery system to assign schools. It’s known as having one of the most diverse student bodies in the state. Cabot Elementary School is the closest to the neighborhood and earns a B-plus Niche rating. Students can move on to B-rated Claremont Middle School and A-rated Oakland Technical High School. Oakland Technical High offers specialized programming for a wide range of subjects including computer science, art and design and engineering. Those seeking an alternative to public schools might consider the Bentley School Hiller, a highly rated private institution with an A-plus Niche rating. It serves children in kindergarten through fifth grade.
The Chabot Elementary School offers plenty of great courses for young learners.
The Claremont Middle School has great athletic and academic opportunities for all students.

Hiller Highlands is less than 3 miles from Rockridge and Temescal, two of Oaklands buzziest shopping and dining districts. Rockridge is highly walkable and features a plethora of restaurants, cafes and local businesses, including bookstores, vintage shops and record stores. Beer Baron Whiskey Bar & Kitchen has a staff of mixologists and beer connoisseurs who tailor libations to the season. The establishment also specializes in tacos and grilled flatbreads. Grocery stores include Trader Joe’s and Safeway. Just few blocks further is Temescal, where locals head for upscale dining and shopping.
