Residential community amid industrial buildings on San Leandro Bay

Melrose seems like an unlikely residential neighborhood. It’s primarily made of warehouses, metal fabricators and other light industrial buildings around railroad tracks and major roadways. However, nestled within that, a small section of early 20th-century houses cluster together, giving birth to a community whose residents are investing in the future. The area is revitalizing with the help of the city’s East Oakland Neighborhoods Initiative, a collection of 12 community organizations working together to improve infrastructure and living conditions. A BART station and the 880 Freeway offer convenient travel options, and the multicultural area is more affordable than many other parts of the city. Brightly colored murals and bougainvillea stand out against this urban landscape, and street food vendors often have lines waiting for birria tacos or soul food. Located 4.5 miles from downtown Oakland, Melrose is separated from Alameda by San Leandro Bay and the Tidal Canal.

Multicultural restaurants, neighborhood markets and nearby shopping centers

Chapinlandia Bakery makes fresh bread from traditional Guatemalan recipes daily. Specializing in Latin flavors and sweets, the eatery also offers South American products like plantain chips, candy bars and sauces. Tacos El Gordo has served Oakland for over 20 years. The restaurant cuts no corners as it grills and braises various types of meat for its authentic owner-created dishes. Yummy Grill Afghan Kabob House has Persian ice cream, Bolani bread and gyros. Coliseum Flea Market is open year-round and sells everything from fresh produce to vintage clothing to furniture. Saeed’s Market and Chapala Market are just two of the neighborhood’s grocery stores. Slightly northwest of Melrose, Fruitvale Station is a popular shopping center with restaurants, a FoodMaxx and a Ross Dress for Less.

Boating centers, walking trails and a Carnegie library

Melrose is bordered by the Tidal Canal and San Leandro Bay, making aquatic adventures easily accessible. The Tidewater Boating Center is part of the Martin Luther King Jr. Regional Shoreline area. The center is home to the Oakland Strokes rowing team and has boating and water safety courses. Kayaks and canoes are available for rent at the boathouse. The Damon Marsh Trail runs along the shoreline by the boating center. The nearly mile-long paved pathway provides scenic views of the bay, as well as art installations and benches for birdwatching. Nearby, the Fremont Municipal Pool is open year-round. It has a swim team and offers swimming lessons for all ages and water aerobics classes. The Melrose Branch of the Oakland Public Library is two blocks from the pool. It was built through a Carnegie grant, and the Classical Revival building houses thousands of books not far from Fremont High School.

Clustered houses surrounded by industry and restaurants

Many of the houses in Melrose were built in the early 1900s as ranchland gave way to new industries. The area’s workers lived in the same clustered homes that can be found between 49th and 54th Avenues today. Renovated and original Craftsman bungalows, Victorians and a few shotgun houses sit behind fences along gridded streets and often serve as starter homes for first-time buyers. Homes sell for a median price of $450,000 after around 50 days. Prices range from $350,000 to $675,000 for single-family homes.

Major streets, freeways and a BART station

The neighborhood has a gridded street network, with San Leandro Street, International Boulevard and High Street being the main roadways. Interstate 880 bisects the area, making the 17 miles to San Francisco or 37 miles to San Jose a quick trip. There’s also a BART station just south of Melrose adjacent to the Oakland Coliseum. The neighborhood has sidewalks in the residential portion, and buses run along International Boulevard. The community has freight and passenger train tracks passing through it, contributing to the waterfront's industrial noises. This can make the area noisy at times. Melrose is around 3 miles from Alameda Hospital or Highland Hospital and 5 miles from Oakland International Airport.

Crime score and air quality

Melrose has a CAP Index Crime Score of 7 out of 10, higher than the national average of 4. Motor vehicle theft and robbery are the most likely crimes residents could experience. Like all of East Oakland, Melrose can have poor air quality from its heavily traveled roadways and surrounding industrial buildings. This has been linked to increased rates of childhood asthma and cardiovascular disease. The city works with groups like the East Oakland Neighborhood Initiative to improve air quality through planting trees and improving bicycle infrastructure.
