Just minutes from Oceanside's shoreline, East Side Capistrano, or Eastside, offers a hip near-coastal lifestyle for comparatively less than living downtown. Residents can quickly reach all the farmers markets, nightlife and art shows in the downtown district of Oceanside Beach within a quick bike ride or drive — and return to a comfortable home east of Interstate 5. "It's a very friendly, easygoing neighborhood," says Jonny Kohl, Realtor with Compass, who's been selling homes in the area since 2016. "And anything west of the 5 is going to be a lot more expensive, so living east of the 5 brings a lot of value if you want to buy a single-family home but can't afford one right on the beach. You can get there in three-to-five minutes and enjoy that beach lifestyle every day."

Relax and play in Capistrano and Joe Balderrama parks

"There are two zones of East Side Capistrano," says Kohl. "The north end borders the Camp Pendleton military base and there's the beautiful Capistrano Park there. And as you go a bit farther north, you get closer to Oceanside Harbor, where you can surf, boat, fish or even charter a whale watching boat." Capistrano Park is the neighborhood gathering place for playground fun, tennis matches or baseball games on lighted fields. Joe Balderrama Park is at the southern end of East Side Capistrano and is home to the Chavez Resource Center, a hub for community-based meetings. Around the edges of the park's open field, there's a playground, several sports courts and a covered picnic pavilion.

Dine at The Seabird downtown or Frida's Taqueria near home

The neighborhood is bound on the south by Mission Avenue, which leads directly into Oceanside's downtown district. "In the past year or two, Oceanside is really becoming a big attraction with all its newer restaurants and cafes," says Kohl. "If you're moving to East Side Capistrano, you must check out The Seabird's rooftop deck. You can sit up there and watch the free concerts at Oceanside Pier almost every weekend." Closer to home, south of Route 76, locals frequent a handful of authentic Mexican restaurants, including Alberto's Mexican Food drive-through, Armando's Mexican Food and Frida's Taqueria. Gamers head to the Rat Pack-themed Ocean's Eleven Casino for poker, blackjack and the sports bar. The tiny and brightly painted Mission Donut House is a popular spot for sweet treats. Grocery runs are convenient at Viva Supermarket in Oceanside Plaza or at Walmart in Mission Square Mall. "The biggest benefit about choosing East Side Capistrano is the overall coastal lifestyle and proximity to all the cafes and restaurants downtown," says Kohl.

Midcentury remodels for less than oceanfront near Camp Pendleton

"Your homebuying money goes farther in East Side Capistrano because just in the last 10 years, Encinitas and Carlsbad have gotten so expensive," says Kohl. "And the East Side Capistrano neighborhood is getting nicer every day. It's not just an up-and-coming area where investors buy homes; it's people choosing older homes and renovating them beautifully." While most homes are built closely together, some still sit on spacious lots, often with fenced front yards for additional privacy. Remodeled midcentury single-family homes range from $800,000 to $1 million based on size and upgrades. "There's a mix of fully renovated homes and those that need renovation. And the location is great for families relocating to Camp Pendleton Marine Base," Kohl adds. "You won't have ocean views; that's on the other side of the freeway. But you still see all the beautiful canyon hills to the east." Spanish-style condos are available, too, and depending on the build date, units ask between $500,000 and $800,000.

B-plus Oceanside Unified School District

Public schools are within the Oceanside Unified School District, which earns a B-plus on Niche. Kids start at Laurel Elementary and move on to Jefferson Middle, both given a C-plus. Oceanside High School earns a B, and offers Career and Technical Education programs, including engineering and digital design.

Bike the San Luis Rey River Trail to the beach, commute by train

East Capistrano's western I-5 border carries commuters north-south between Los Angeles and San Diego. Route 76 runs east-west through the middle of the neighborhood for quick connection throughout inland North County. "You're within biking distance to the Oceanside train station where you can take a train into Vista, or catch the Coaster that goes from Oceanside to downtown San Diego about every 30 minutes," says Kohl. "It's one of the nicest parts about buying in East Side Capistrano. It's still relatively affordable, and you can hop on a train and go to the finance center in downtown San Diego in 45 minutes, which would take you an hour and a half on the freeway." Bikers can ride the San Luis Rey River Trail that parallels 76 to the beach. San Diego International Airport is a 40-mile trip south that can take longer than 45 minutes in morning and evening drive times.
